It is a government-backed, still-maturing master district (first residential handovers 2025-2027) wrapped around Dubai's flagship events/business hub (Dubai Exhibition Centre, COP28 host) rather than an established residential neighbourhood, so buyers are betting on a green, ESG-led legacy community in southern Dubai that is being built out, not one already lived-in.

Anchored by the Al Wasl Plaza dome, the Surreal water feature and the Terra Sustainability Pavilion. Extensive parks and green/wildlife (mangrove) spaces, cycling and walking tracks, shaded canopy walkways, yoga pavilions, retail and F&B around the plazas/pavilions, and the Dubai Exhibition Centre for events. Getting around

Nearest metro is Expo City Dubai station (Red Line, the former Route 2020 "Expo 2020" branch), about 1.2 km from the residential core. By car roughly 10 min to Al Maktoum International / DWC airport, 20-25 min to Dubai Marina, and about 30 min to Downtown Dubai and DIFC. This is far-southern Dubai, well away from the traditional centre and the coast.
