Calculators
The Dubai numbers, worked out properly.
Four free calculators for the questions that come up before you buy or renew. Each one runs on a published rule, a Land Department fee schedule, a Central Bank ratio, a decree, and names the source so you can check it yourself.

Every one of these questions gets answered badly somewhere: a fee quoted without the charges that ride alongside it, a loan-to-value ceiling quoted as if it were an offer, a visa threshold quoted without the valuation it is measured on. None of that needs an account or an email address to fix, so none of it asks for one here. Nothing you type is sent anywhere; the calculations run in your browser.
Where a rule is genuinely contested, or where a figure is market habit rather than regulation, the page says so rather than rounding it into a clean answer. That includes the awkward ones: the transfer fee is legally split 50/50 but usually paid in full by the buyer, non-resident lending has no regulatory cap at all, and the federal and Dubai authorities describe the mortgaged-property visa route differently.

The maths is the easy half.
Knowing what a home costs is not the same as knowing which ones are worth seeing. That is what Eric does. Tell him your budget, where you are looking and what matters, and he searches real Dubai listings and says why each one fits.
