Character & lifestyle
A brand-new, ultra-low-density villa-and-mansion master community in Dubailand. Emaar's masterplan is designed around man-made lagoons, lakes and water canals with a central waterway corridor, and reserves roughly 75% of the 100M+ sq ft site as open/green space (a stated design-intent ratio), so plots are large and the intended feel is resort-like and leafy rather than urban. The product tiers from villas up to waterfront mansions. It is still largely off-plan/under construction (handovers phased ~2027-2030), so today it is an active build-out, not a lived-in neighbourhood - its prestige positioning rests on the Emaar brand premium and AED ~9-73M pricing rather than on any settled, observable ambience.
Largely a planned lifestyle, as the community is pre-handover. The masterplan is built around man-made lagoons with sandy beaches, lakes and water canals, plus landscaped community and pocket parks, jogging and cycling tracks and a central green corridor - all under construction, not yet open. Planned on-community amenities include a shopping/retail centre, restaurants and cafes, a spa, sports courts and facilities, swimming pools, mosques and schools.
