Living in Dubai South
Prices, vibe, and who it suits, from Eric's own knowledge of Dubai.
Who it suits
- Yield-focused investors (among Dubai's highest gross rental yields, roughly ~7-8%)
- Budget-conscious and first-time buyers wanting new-build space at low entry prices
- Off-plan buyers betting on the Al Maktoum airport + southern-corridor growth story
- Families wanting affordable villas/townhouses with golf or lagoon access
- People working at DWC airport, Expo City, or Jebel Ali/logistics nearby (short local commute)
Character & lifestyle
A still-emerging, construction-heavy greenfield district built around Al Maktoum International (DWC), the airport currently under a major expansion intended to make it one of the world's largest, and right next to Expo City. Expect wide roads, brand-new low-rise apartment blocks and spacious villa/townhouse clusters (championship golf at Emaar South, waterfront lagoons at Azizi Venice and The Pulse) rather than mature high streets. It carries some of Dubai's lowest entry prices and highest rental yields, but remains an active build-out with thin walk-to amenities today and a long haul to the established job centres.
Anchored by Al Maktoum International (DWC) airport, adjacent Expo City Dubai and nearby Dubai Parks and Resorts. Area-specific draws are Emaar South's 18-hole championship golf course, The Pulse Beach (man-made beach/pool) and the Azizi Venice lagoons, with each sub-community carrying its own landscaped parks, jogging/cycling tracks, pools and gyms; a Lulu Hypermarket plus town-centre/souk retail serve day-to-day needs. Mature mall/high-street retail is still limited and much of the district remains under construction.
Property mix
Mostly apartments (studio to 3BR) in low- and mid-rise buildings, plus townhouses and 3-5BR villas (golf-facing in Emaar South, lagoon/waterfront in Azizi Venice and The Pulse). Heavily off-plan/under-construction; land plots also available.
