A 2,300-hectare mixed-use district in the Jebel Ali corridor combining gated residential clusters (Green Community, Ritaj, Dunes Village, Ewan Residences, Dubai Lagoon, The Palisades) with light-industrial, warehousing and office zones, with JAFZA on its doorstep. Quiet, low-rise and workmanlike rather than glamorous, with greenery concentrated in the landscaped Green Community cluster, and among Dubai's most affordable freehold addresses. Neighbouring Expo City and Al Maktoum (DWC) airport are pulling it from edge-of-town toward a southern growth corridor.
Self-sufficient daily-needs township: neighbourhood retail strips, supermarkets, clinics, gyms and parks, plus lakeside walking trails in the landscaped Green Community cluster. Ibn Battuta Mall is a short drive north and the JBR/Marina beaches roughly 20-30 minutes away for bigger days out.
