Character & lifestyle
A Nakheel-master-planned "collection of small villages" (the literal Arabic meaning): low-rise apartment blocks and villa/townhouse clusters knitted together by landscaped walkways and parks around two "Pavilion" community hubs, rather than the high-rise towers of neighbouring Marina/JLT. Wedged between Sheikh Zayed Road (E11) and Mohammed bin Zayed Road (E311) next to Discovery Gardens and Ibn Battuta Mall. Notable as one of the few mid-priced villa belts in Dubai with its own Red Line metro stop, which is why it reads as quiet-suburban yet well-connected and draws a strong buy-to-let / yield-investor crowd.
Two "Pavilion" community centres (Spinneys, cafes, clinics, gym) anchor everyday retail, with Geant/Carrefour and Ibn Battuta Mall a short hop away; landscaped parks, walking and cycling tracks throughout, and Jebel Ali Recreation Club nearby. Marina/JBR beaches are about 15 minutes by car
