It sits at Exit 36 on Emirates Road (E611) with no rail link, so the trade-off is clear: you accept a city-edge location, a car-dependent lifestyle and a 2027-2029 phased-handover wait in exchange for large plots, water frontage and resort-style master-planning rather than walkable retail or buzz today.

Planned (not yet built) resort-style, water-led amenities for the off-plan masterplan: man-made swimmable lagoons, lagoon-edge sandy zones (marketed as beaches, but man-made lagoon edges inland, not sea or coastal beachfront), an Aqua Dome and water park, a jungle river with kayaking and paddleboarding, jungle zipline and swings, a hot-springs spa, floating yoga decks, a fitness/calisthenics park, a wildlife area and a fresh market.
