Character & lifestyle

A dense, affordable residential area on Dubai's north-eastern edge, next to the Dubai-Sharjah border. It is split into four numbered sub-communities plus Madinat Badr, with a mix of low-rise apartments, labour accommodations and a smaller villa belt. Muhaisnah 4 and Madinat Badr dominate current listings; Muhaisnah 2 is mostly staff accommodation. It is a multicultural, family and working-professional area with many schools.

Medina Mall and local supermarkets serve daily needs; City Centre Mirdif and Dubai Festival City are short drives. Parks and mosques are present and the area has a large concentration of schools with Indian, British, American, Philippine and Russian curricula. Muhaisnah 2 contains labour camps, so the southern pocket has a different character from the residential north.

Getting around

No metro station inside Muhaisnah; the closest Red Line stops are Al Qusais and Airport Terminal, each about 10 to 15 minutes by car. Sheikh Mohammed Bin Zayed Road (E311) and Beirut Street connect to Dubai, Sharjah and the northern emirates. Dubai International Airport is roughly 10 to 15 minutes, Downtown Dubai or DIFC about 20 to 30 minutes, and the Sharjah border under 10 minutes, all traffic dependent.
