A community-by-community look at what an AED 1.5M budget actually stretches to in Dubai today, based on current listings we track.

AED 1.5M is a real, workable budget in Dubai, but where it lands you swings enormously by community. Based on current listings we track as of 19 July 2026, it comfortably buys a 2-bed apartment in Jumeirah Village Circle (JVC) or Al Furjan, gets you very close to a 1-bed in Sobha Hartland or Mohammed Bin Rashid City, and only reaches a studio in Business Bay, Downtown Dubai or Dubai Marina. This isn't a listings page, these are aggregate price bands, not individual properties for sale.

Where AED 1.5M stretches furthest

JVC is the clearest winner for pure space per dirham: a 2-bed apartment sits at a median AED 1.2M, with real headroom below the AED 1.5M mark. Al Furjan and Motor City tell a similar story, both comfortably placing a 1-bed and edging close to a 2-bed at this budget. All three are car-dependent communities without a metro on their doorstep, so the trade is space and value against commute time, roughly 15 to 25 minutes to the coastal and Downtown job clusters by road.

Where AED 1.5M is a tight fit

Sobha Hartland sits almost exactly at this budget for a 1-bed, so it's worth watching if you can flex slightly either way. Mohammed Bin Rashid City is close behind at a median AED 1.6M for a 1-bed. Both are newer, more centrally located master-communities than JVC or Motor City, so you're paying a premium for that location even though the unit size is similar.

Where AED 1.5M doesn't go far

In Business Bay, Downtown Dubai and Dubai Marina, AED 1.5M realistically buys a studio and not much more. These are Dubai's most established, most amenity-dense addresses, so the premium reflects walkability, metro access and resale liquidity rather than unit size. If a 1-bed or 2-bed in one of these three is the goal, budget varies a fair amount by community: Business Bay currently runs a median AED 1.8M for a 1-bed and AED 2.7M for a 2-bed, Dubai Marina sits close behind at AED 2.3M and AED 2.9M, and Downtown Dubai is meaningfully higher still, with 1-beds nearer a median AED 2.5M and 2-beds nearer AED 4.2M.

A note on how these numbers are built

These are aggregate price bands from current listings we track community by community, not individual properties for sale, and not a quote for any specific home. Each band above is only shown where we have at least a handful of comparable listings, so a thin market never gets dressed up as a reliable figure. Prices move, sometimes quickly in a fast-turning community, so treat this as a snapshot of where AED 1.5M sits today rather than a fixed rule.

It's also worth separating "what AED 1.5M buys" from "what AED 1.5M is worth owning." A 2-bed in JVC and a 1-bed in Sobha Hartland can carry a near-identical price tag while pointing at very different buyers: one is chasing space and yield in a car-dependent community, the other is paying a location premium in a newer, more central master-development with a shorter run to Downtown and DIFC. Neither is the "right" choice in the abstract.

The honest takeaway

There's no universally best answer here, only a genuine trade-off between space, location and commute. A 2-bed in JVC and a studio in Downtown Dubai can carry the same price tag and be exactly right for two very different buyers, depending on whether you value square footage or a five-minute walk to the metro more.
