Character & lifestyle
A low to mid-rise, park-first suburban masterplan built around a central park network (about 154,000 sqm of parkland across 16 themed gardens) rather than towers or a marina. Daily life runs on Carrefour and Spinneys supermarkets and a handful of cafes and restaurants inside the gates. It is priced well under Arabian Ranches or Dubai Hills and reads as family-friendly, but it has no metro on site, making it effectively car-dependent.
The community's park network (about 154,000 sqm across 16 themed gardens) carries most of the on-site amenity: 13km of cycling trails, a 10km running track, a splash pad, skate park, carousel, dog park, a Wave Rider surf simulator, a paintball Battle Park, and padel, tennis and basketball courts. On-site dining includes Five Guys, Caya and Slate Kitchen alongside cafes such as Lime Tree Cafe and Parka Coffee. Bigger malls, the beach and nightlife are not on site within the gates; residents drive to nearby Motor City or Dubai Hills for those.
Property mix
Mostly studio to 3-bedroom low/mid-rise apartments spread across many small clusters (Zahra, Safi, Hayat Boulevard, Liva, UNA, Elaya, FIA and others), plus a large stock of 3- to 4-bedroom townhouses in named sub-communities (Naseem, Noor, Sama, Shams, Hayat, Maha, Reem). No standalone villas.

Getting around
No metro or tram station sits within Town Square itself. Sources differ on the nearest connection (one cites a community shuttle to a Red Line station, another a public bus route to Dubai Internet City with no shuttle mentioned), so the reliable, multi-source fact is simply that there is no on-site station and commuting is effectively car-dependent day to day. Drive time is roughly 25-35 minutes to Downtown Dubai and DIFC, roughly 20-30 minutes to Dubai Marina, and about 25-30 minutes to Dubai International Airport via Al Qudra Road and Sheikh Mohammed Bin Zayed Road, all traffic-dependent.
