Living in Reem
Prices, vibe, and who it suits, from Eric's own knowledge of Dubai.
Who it suits
- Families wanting a private garden, covered parking and a full townhouse footprint rather than an apartment
- First-time buyers moving up from an apartment into a townhouse
- Investors interested in a lower entry price point relative to more central Dubai villa communities (that specific comparison is not independently priced in this review) with indicative gross yields in the roughly 4-5% range per portal aggregators, unverified against DLD transaction data
- Buyers who accept a car-dependent routine, light on-site retail, and no beach or nightlife on the doorstep
Character & lifestyle
A quiet, low-rise, car-first Emaar townhouse-and-villa enclave in Dubai's Dubailand area, off Al Qudra Road (Emirates Road/E611 is roughly a 17-18 minute drive away, per a Dubai property portal's area guide - not at an immediate junction, as an earlier draft stated). Launched by Emaar in 2013 (Mira first, five phases; Mira Oasis followed from 2014, three phases), it holds an estimated 2,900-or-so completed homes (exact count not independently verified), with no apartments and no towers. Daily life centres on Mira Town Centre (about 3,100 sqm, per a Dubai property portal) - a Spinneys supermarket, pharmacy, salon and a few cafes - plus per-cluster shared pools, parks and sports courts; anything beyond daily essentials means a drive via Al Qudra or Emirates Road. Built out roughly 2016-2020 - this is a mature, settled neighbourhood, not an off-plan story. IMPORTANT DISAMBIGUATION: "Reem" is an overloaded name in Dubai listings - this profile is the original Emaar Dubailand master community (Mira + Mira Oasis). Don't confuse it with the unrelated 216-unit "Reem Community" townhouse cluster inside Arabian Ranches 2, or with Nshama's "Reem Townhouses" at Town Square - all three surface under searches for "Reem" and have different prices, developers and locations. Note: a Dubai property portal's own "Reem" area-insights page appears to describe one of those other communities, not this one - it quotes 3-bedroom APARTMENT rents, and this community has no apartment stock at all - so don't use that a Dubai property portal page as a price cross-check for this profile.
Amenities run per-cluster rather than through one flagship facility: a Dubai property portal's guide lists a tennis court, football pitch/playground, cricket pitch, miniature golf and a community pool as recurring cluster amenities, plus cycling/jogging tracks and playgrounds - "every phase has its own," not a shared central park (an earlier draft's "built around a shared central park" claim is dropped; a Dubai property portal describes per-cluster "community parks," plural, which is the opposite structure). Mira Town Centre (about 3,100 sqm) is the everyday retail hub: a Spinneys supermarket, pharmacy, salon, cafes and a small line-up of restaurants; anything beyond daily essentials (malls, beach, nightlife) means a drive via Al Qudra or Emirates Road. Immediate neighbours are Mudon, Al Waha and Arabian Ranches. Arabian Ranches' golf and equestrian club sits within the wider Arabian Ranches masterplan - it is a separate community, not a Reem/Mira amenity, and its exact drive time is not confirmed in the sources reviewed. An earlier draft's claim that NSHAMA Town Square is "walkable from some clusters" is unsupported and has been dropped.
Property mix
Exclusively townhouses and some semi-detached/standalone villas, 3 and 4 bedroom, built out 2016-2020 across Mira (5 phases) and Mira Oasis (3 phases). No apartments, no high-rise, and no active off-plan pipeline - the community is fully delivered.

Getting around
No Dubai Metro or tram station in Reem/Mira/Mira Oasis; the community relies on cars, with RTA bus route J02 (linking IMPZ and Arabian Ranches via Dubai Studio City) the only public-transport option, per a Dubai property portal's guide, which describes residents relying mainly on cars/taxis rather than naming a specific nearest metro station. Reported drive times to Downtown Dubai/DIFC vary by source - figures reviewed range from roughly 20 to 35 minutes via Al Qudra Road/Emirates Road onto Sheikh Mohammed Bin Zayed Road - so treat 20-35 minutes as a rough band, not a precise figure. A previously stated "~30 minutes to Dubai Marina" does not appear in the sources reviewed and should be treated as unverified.
