TL;DR: Majan is a mid-market, still-maturing pocket of interior Dubailand, sitting in the DLD cadastral zone Wadi Al Safa 3, marketed as freehold though designation should be confirmed plot by plot via the DLD Dubai REST app or the title deed. Best for: yield-focused investors: Majan is generally marketed as a high-yield, buy-to-let community rather than a capital-appreciation one, though specific gross yield figures could not be corroborated against transaction data in this pass and should be checked before quoting a number to a buyer.

Who it suits

  • Yield-focused investors: Majan is generally marketed as a high-yield, buy-to-let community rather than a capital-appreciation one, though specific gross yield figures could not be corroborated against transaction data in this pass and should be checked before quoting a number to a buyer.
  • Budget-conscious buyers wanting a new-build, freehold-marketed apartment with parks and playgrounds, who are comfortable being car-dependent since there is no metro or tram station in Majan itself.
  • Less suited to buyers who need walk-to-metro access, want an already-established (not still-under-construction) streetscape, or want nightlife and dining on their doorstep.

Character & lifestyle

Majan is a mid-market, still-maturing pocket of interior Dubailand, sitting in the DLD cadastral zone Wadi Al Safa 3, marketed as freehold though designation should be confirmed plot by plot via the DLD Dubai REST app or the title deed. It sits about 1km from Al Barari's ultra-premium botanic villa enclave, an odd juxtaposition of budget apartment stock next to some of Dubai's most expensive villas. The original masterplan, by Tameer Investment Holding and Mozn Real Estate Company, envisioned landscaped gardens, fountains and public squares, and 2023 brought fresh sidewalk paving plus three new community parks with grass and sports facilities. Historically built mostly of low-to-mid-rise apartment blocks, Majan remains an active launch corridor for newer mid-market apartment towers from developers including Binghatti and Samana. A couple of small malls sit inside the community, Remal Mall and Midtown Central Majan, offering a modest retail mix, alongside everyday supermarkets such as Carrefour, Viva, Hopinz Supermarket and Jef the Grocer, but nightlife and sit-down dining are thin on the ground. There is no metro or tram station in Majan itself and the nearest bus stop is in neighbouring Liwan, so residents lean on private cars, taxis and ride-hailing for almost everything.

IMG Worlds of Adventure is about a 6 minute drive and Global Village is also close by, both popular family attractions. Al Habtoor Polo Resort and Club is also nearby for polo and equestrian events. Beyond community parks, walking tracks and playgrounds, nightlife and sit-down dining directly in Majan are limited, and the nearest beach (Jumeirah Beach) is about 30 minutes away.

Property mix

Predominantly apartments, studio to 3-bedroom, across low-to-mid-rise buildings (a handful of larger 4 to 5-bedroom strata units exist but are rare); a smaller cluster of townhouses (for example the Maya Townhouse project); plus ground-floor retail shops and some commercial or mixed-use land plots.

Frequently asked questions

  • Is Majan freehold?

Majan/Wadi Al Safa 3 is not itemized among the plot-specific freehold areas named in the original Regulation No. (3) of 2006 decree, which lists only areas such as Umm Hurair 2, Al Barsha South 2/3, Emirates Hills, Jebel Ali, Al Jaddaf, The World Islands, Ras Al Khor, Dubai Marina and Palm Jumeirah. Regulation No. (1) of 2010 replaced only Article 4 (a Nad Al Sheba usufruct clause) and is not an expansion vehicle either. Majan is widely marketed as freehold by property portals, but freehold designation for newer Dubailand communities like Majan rests on later Ruler's decrees expanding the designated-area map that are not consolidated in a single published English text. Confirm plot-specific freehold designation via the DLD Dubai REST app or the title deed/Oqood before purchase.
