Character & lifestyle

A dense, mid-market high-rise community developed by DMCC (Dubai Multi Commodities Centre) around three artificial lakes (Lake Almas West, Lake Almas East and JLT Lake), organised into 26 lettered clusters (A to Z), most holding three towers each, of 35 to 45 floors (Almas Tower, on its own island between two lakes, runs to 68 storeys). Mixed use rather than purely residential: DMCC's own free zone offices occupy whole towers in several clusters, and Wikipedia records a resident population of around 60,000 alongside a working population of around 120,000, roughly two office workers for every resident. It sits next to Dubai Marina, sharing a similar lake and tower layout and a Red Line metro station inside the community, at a lower AED per sqft than Marina for comparable stock, though it is inland with no beach frontage, so ground floor retail runs to cafes and restaurants under the towers rather than beachfront venues. It is an established rather than off plan community (most towers delivered 2006 to 2011, starting with Saba Tower in December 2006). As of a 2015 account, a handful of towers, including the Wind Towers cluster, had sat part built for over a decade; current status is unverified.

JLT Park (split across two areas) has jogging and cycling tracks and a dog park. Lakeside walking paths run along the lakes. Dining includes Greek (Mythos Kouzina and Grill), Levantine (Bait Maryam) and Asian noodle bar (Wokyo Noodle Bar) options, plus bar and nightlife venues (McGettigan's, Nola's Eatery, Jazz@PizzaExpress). Spinneys and Carrefour cover daily groceries. There is no mall inside JLT itself, with Dubai Marina Mall about 5 to 10 minutes and Ibn Battuta Mall about 9 to 12 minutes by car. Several branded hotels sit within the community (Movenpick, Taj, Pullman, voco Bonnington). No primary or secondary school operates inside JLT, but nurseries are plentiful (Dewdrops, Learning Ladders, Paddington, Kid Kare, Oakfield).

Predominantly high-rise apartments (studio to 4BR, plus some penthouses) across 26 clusters and roughly 80 to 87 towers. Several towers are occupied wholly by DMCC free zone offices rather than residential units. No villas or townhouses.

Getting around

DMCC Metro Station (Red Line) sits inside the community with Sobha Realty station a short distance further along; the Dubai Tram's Jumeirah Lakes Towers stop connects into the Marina and JBR tram loop and on to the Marina metro interchange. By car, off peak: Dubai Marina is a few minutes away, directly across Sheikh Zayed Road (roughly 8 to 10 minutes per a Dubai property portal and a Dubai property portal); Downtown Dubai and DIFC are both roughly 15 to 20 minutes (Downtown is about 24km, 20 minutes, per Rome2Rio; Knight Frank cites 15 minutes to both DIFC and Downtown). JBR beach is about a 10 minute drive. Expect longer at 8-9am and 6-8pm peaks.
