Character & lifestyle
A 1.7km beachfront strip of 40 towers (35 residential, 5 hotels) wrapped around The Walk and The Beach. Lively and tourist-facing rather than quiet-residential: joggers and diners on the promenade, with sea and marina views above. The trade-off is buzz and seasonal congestion (weekend and high-season traffic on the single boulevard is a known gripe), but it is one of Dubai's few addresses where you walk straight from your tower onto a public beach.
Direct access to the public JBR Beach (swimming, watersports) and the beachfront promenade; The Walk with 300+ shops, cafes and restaurants; The Beach at JBR open-air retail with Roxy Cinema and dining; walkable to Bluewaters Island and Ain Dubai. Towers carry pools, gyms and parking, with beach clubs and family splash areas nearby.
Property mix
Almost entirely apartments: studios to 4-bedroom units, plus penthouses, duplexes and serviced/hotel apartments. Stock is organised into six original clusters (Shams, Amwaj, Rimal, Bahar, Sadaf, Murjan) alongside newer high-end towers (e.g. Jumeirah Gate / The Address JBR, La Vie). ~6,900+ apartments in total.

In-community Dubai Tram (Jumeirah Beach Residence 1 & 2 stations) running the length of JBR; the tram connects to the Red Line Metro at Dubai Marina (Sobha Realty) and DMCC, roughly 2.5km away. By car: Dubai Marina is adjacent (~6 min), Downtown Dubai ~23 min and DIFC ~24 min off-peak via Sheikh Zayed Road (Exit 29); both stretch considerably in peak traffic.
