Living in Emaar Beachfront
Prices, vibe, and who it suits, from Eric's own knowledge of Dubai.
Who it suits
- Investors and short-let/holiday-let operators (strong holiday-let demand on a beachfront address; note gross rental yields on branded beachfront typically run lower than mid-market Dubai areas)
- Second-home and holiday buyers
- Affluent professionals and couples wanting a beachfront lock-up-and-leave
- Less suited to families needing in-community schooling (apartment-only, no school on the island)
Character & lifestyle
A man-made gated island enclave at Dubai Harbour, wedged between JBR and Palm Jumeirah: high-rise living strung along a private ~1.5km beach beside Dubai Harbour's marina (developer-stated 1,100+ berths) and cruise terminal. It reads quieter and more controlled than the walk-up street buzz of neighbouring Marina/JBR, with Address-branded towers, yacht-and-Palm views, gated entry, and a lock-up-and-leave beach-address feel.
Private ~1.5km resident beach; Dubai Harbour marina, yacht club and cruise terminal; Address Beach Resort and a waterfront retail/F&B promenade. Minutes to Dubai Marina Mall, The Walk at JBR, and Nakheel Mall on Palm Jumeirah.
Property mix
Almost entirely apartments (1-4BR) plus penthouses across 27 towers (~10,000 units); only a limited number of townhouses/villas. Many are branded residences (e.g. Address, Beach Vista, Marina Vista, Sunrise Bay, Grand Bleu Tower).
