Character & lifestyle
A man-made peninsula wedged between Port Rashid and the Dubai Dry Docks that began life as a purpose-built maritime/port-business hub and is now being layered with a cluster of off-plan luxury towers (ANWA by Omniyat, Mar Casa by Deyaar, Oceanz by Danube). The current on-the-ground feel is transitional: half working port / active construction zone, half emerging sea-view enclave. Its draw is full-frontal Gulf and Dubai-skyline water views priced below Marina or Palm Jumeirah, but it is not yet a finished, walkable lifestyle district. It sits right on the doorstep of old Dubai (Bur Dubai, Deira, Al Mina) rather than the new-Dubai beach strip.
The selling point is the waterfront itself: full Gulf and Dubai-skyline sea views. The district is still mid-build, so retail and dining inside DMC are thin and there is no beach or marina facility within DMC yet. Residents lean on adjacent Bur Dubai, Al Mina / Port Rashid (Mina Rashid marina, the QE2 hotel) and Jumeirah Beach Road (~1 km) for everyday amenities, beaches and dining.
Property mix
Almost entirely apartments - studios through 4-bedroom in mid- and high-rise towers, plus some duplexes and penthouses. Heavily off-plan with 2027-2028 handovers; no villa or townhouse communities.

Getting around
No metro station inside DMC. Nearest stations are Al Ghubaiba (Green Line) and ADCB / World Trade Centre, roughly 15-20 min by car. About 15-20 min drive to DIFC and Downtown via Sheikh Rashid Road / E11; ~10 km (short drive) to Dubai International Airport; roughly 25-30 min to Dubai Marina. Connectivity is road-based via a dedicated causeway to the main road network.
