Character & lifestyle

A still-maturing, mixed-use pocket of Dubailand at the Al Ain Road (E66) / Emirates Road (E611) junction. Mid- and high-rise apartment towers are going up alongside parks, mosques, a library, schools, clinics, a police station and community retail plazas - much of this civic infrastructure is masterplanned rather than confirmed built today (see Lifestyle). A large share of current supply is off-plan or under construction, so newer towers sit next to unfinished plots. It reads as one of the cheaper freehold apartment zones in Dubailand, priced well below the Marina/Downtown tier. (A comparison to JVC in the draft did not hold up - JVC trades in a similar AED/sqft range to the top of DLRC's own band - and has been dropped.)

Community-level rather than destination lifestyle. The masterplan provides for district parks, mosques, a library, schools, medical centres, a daycare facility, a police station, a post office and community retail plazas; per the cited source, mosques, supermarkets (KP Mart, Al Ajwa Mini Mart, Blue Mart) and clinics are operating today, with other civic facilities still being delivered. A Drive-Thru retail strip in the community includes Burger King, Texas Chicken, Chaa Bazaar, Falaknuma and Spice N Nice. For bigger-ticket leisure, Dubai Outlet Mall (~15 minutes' drive) and Silicon Central Mall are the nearest malls (Silicon Central's distance not independently confirmed), and Al Habtoor Polo Resort is roughly 7 minutes away by car as a distance landmark rather than a daily amenity. Global Village and IMG Worlds of Adventure are both under about 10km.

Property mix

Overwhelmingly apartments (studio to 3-bed) in mid- and high-rise towers. A large share of current supply is off-plan/under-construction alongside completed towers, plus a small number of residential and mixed-use plots. (The draft's claim that apartments make up "~99% of transacted stock per DLD-based trackers" could not be traced to any cited source and has been dropped.)

Residents rely on a car or RTA Bus Route 30 (stops include Skycourts, Windsor Residence, Ajmal Sarah Tower and Nilona Residence), which connects onward to Dubai Mall Metro Station on the Red Line; the total door-to-metro journey time by bus is not independently confirmed and may exceed 15-20 minutes. Approximate off-peak drive times via Al Ain Road (E66) and Emirates Road (E611): ~20 minutes to Downtown Dubai (DIFC is likely a little further, not separately confirmed); ~25-35 minutes to Dubai Marina, longer at peak hours.
