Dubai Hills Estate is an Emaar and Meraas masterplan built around the 18-hole Dubai Hills Golf Club and Dubai Hills Park, one of the city's largest residential parks. It has its own regional mall, a private hospital, and a school cluster strung along Al Khail Road. Golf-facing mid-rise apartment towers (Park Heights, Mulberry, Acacia, Collective, Park Horizon) sit alongside villa and townhouse pockets (Maple, Sidra Villas, Golf Place, Majestic Vistas, Emerald Hills). As of 2026 those villa and townhouse phases are still handing over, so off-plan construction traffic remains part of daily life in parts of the estate even as the earlier golf-facing apartment towers feel fully settled.
Anchored by an 18-hole golf course and Dubai Hills Park, one of the city's largest residential parks, with splash pads, a skate park, a dog park and running tracks. Dubai Hills Mall adds a large retail and dining hub plus Adventure Park and The Storm Coaster. A private hospital sits within the estate.

Off-peak driving estimates put Downtown Dubai around 15 minutes away, and DIFC, Dubai Marina and Dubai International Airport around 20 minutes each; Al Khail Road traffic can add materially at peak times. Being inland, the nearest beaches (Kite Beach, Sunset Beach) are also roughly a 20-minute drive.
