TL;DR: Dubai's purpose-built creative quarter on the Dubai Canal between Downtown and Business Bay: low-rise design-house and brand HQs (Nike, Adidas, Foster + Partners) at its commercial core, with street murals, art galleries and the home of Dubai Design Week and Sole DXB. Best for: creative professionals (design, fashion, art, architecture)

Who it suits

  • Creative professionals (design, fashion, art, architecture)
  • Walk-to-work professionals at d3's design houses and brand HQs who want to live where they work
  • Yield-focused investors (district estimates put gross yields around 6-7%, unverified)
  • Early-adopter buyers comfortable with a still-maturing, mostly off-plan residential scene

Character & lifestyle

Dubai's purpose-built creative quarter on the Dubai Canal between Downtown and Business Bay: low-rise design-house and brand HQs (Nike, Adidas, Foster + Partners) at its commercial core, with street murals, art galleries and the home of Dubai Design Week and Sole DXB. Historically a daytime work-and-events district, it is only now gaining full-time residents as its first canal-front residential towers, mostly mid- and high-rise (Design Quarter, The Edit, Atelis, Artistry), hand over. Burj Khalifa skyline views across the water and The Block urban-sports park anchor the social scene.

Dubai Canal-front promenade with Burj Khalifa views; The Block (skate park, basketball court, climbing wall, 5-a-side); art galleries and design studios with seasonal events (Dubai Design Week, Sole DXB); named dining and cafe spots (The Lighthouse, Molecule, Chez Charles, Mohalla, YUi); The Warehouse Gym. Adjacent to Ras Al Khor and a short hop from Downtown and The Dubai Mall.

Property mix

Mostly apartments (studios to 4-bed) plus lofts, duplexes, penthouses and sky villas, much of it off-plan/new-build (Design Quarter handover ~2027). It is a mixed-use work-and-live district, so the stock also includes Grade-A offices, creative studios, showrooms and retail rather than a pure residential community.
