TL;DR: A Meraas-built, pedestrianised, low/mid-rise district whose boulevards are lined with boutiques, open-air cafes, murals and sculptures, giving a deliberately European, car-light street feel that is rare in car-dependent Dubai. Best for: young professionals and couples wanting walkability near Downtown/DIFC

Who it suits

  • Young professionals and couples wanting walkability near Downtown/DIFC
  • End-users happy to trade space for an apartment-only urban address
  • Buy-to-let investors drawn by proximity to Downtown/DIFC plus tourist footfall
  • Families, increasingly, via the greener Central Park phase

Character & lifestyle

A Meraas-built, pedestrianised, low/mid-rise district whose boulevards are lined with boutiques, open-air cafes, murals and sculptures, giving a deliberately European, car-light street feel that is rare in car-dependent Dubai. Residential towers sit directly above a 200+ outlet retail-and-dining strip, with the 17,000-seat Coca-Cola Arena and The Green Planet indoor rainforest on the doorstep, so it reads as part-resident enclave, part-tourist destination. The newer Central Park phase wraps the same address around a large green park for a calmer, family-leaning pocket.

On-site Coca-Cola Arena (concerts/events), The Green Planet bio-dome and Roxy Cinemas; 200+ retail and al fresco dining outlets, landscaped courtyards and the Central Park green space. Canadian University Dubai sits within the district; La Mer beach and the Jumeirah coast are a short drive.

Property mix

Apartments only (no villas or townhouses): 1-4 bedroom flats, 3-4 bedroom duplexes, and 3-5 bedroom penthouses across ~34 low/mid-rise buildings; the Central Park phase adds larger, family-oriented apartments around a park.
