Character & lifestyle
Emaar is the sole master developer of this waterfront project on reclaimed land beside the Ras Al Khor Wildlife Sanctuary, having bought out Dubai Holding's stake in the site. It reads as a live construction site with finished pockets rather than a settled neighbourhood: Creek Beach and parts of the Island District are handed over and lived in, while other clusters are still cranes and show villages, with handovers scheduled to run out to 2029 and 2030 per Emaar's own published timelines. The delivered pockets have a glassy, waterfront new-build feel, with a promenade, a yacht club and a beach club open today, rather than an already-settled community.
Creek Beach and roughly 4km of waterfront promenade for cycling and jogging are delivered and in use today. The wider masterplan calls for a yacht club and marina, a dedicated Central Park, and further waterfront dining and retail strips, most of which are still under construction across later phases. The nearest large malls, Dubai Festival City and Dubai Mall, are a drive away rather than walkable.
Property mix
Overwhelmingly apartments (1 to 4 bedroom) across towers such as Address Residences, Vida, Harbour Views and Creek Beach, plus a growing run of hotel-branded and serviced residences. Newer phases also include low-rise townhouses alongside the apartments; standalone villas are not part of the current master plan.

Nearest metro is Creek (Green Line), roughly a 13-minute drive from the peninsula (about 3km straight-line). By car, DIFC and Downtown Dubai are roughly 15-20 minutes via Ras Al Khor Road (E44) and Al Khail Road; Dubai Marina is roughly 25-30 minutes further west along Sheikh Zayed Road.
