Housing is predominantly older, low- to mid-rise apartment blocks packed into narrow streets around Al Rigga, Naif and Port Saeed, alongside heritage sites such as Al Ahmadiya School and the old Clock Tower. Ithra Dubai's Deira Enrichment Project is redeveloping the Gold Souk district into mixed-use towers, per the developer's own Phase 1 progress announcement -- how much has actually delivered versus is still planned should be verified independently before relying on the pace of change. Rents here sit toward the lower end of Dubai's apartment market (see price), and mainland Deira is not on Dubai's freehold-designated list (see freehold).

Gold Souk, Spice Souk and Perfume Souk for shopping and wholesale trade; Dubai Creek abra crossings and the Dhow Wharfage waterfront; Deira City Centre mall (its metro stop is named City Centre Deira) and Al Ghurair Centre for retail; Al Mamzar Beach Park and Al Muteena Park; the Deira Corniche waterfront walk; Al Ahmadiya School for heritage; close to Dubai International Airport (Terminals 1 and 3).

Mostly older mid-rise apartment blocks, studio to 3-bed, concentrated in Al Rigga, Naif, Port Saeed and Al Muraqqabat; a handful of villas in Abu Hail and Al Baraha. New mixed-use towers (e.g. One Deira) are arriving via the Ithra Dubai-led Deira Enrichment Project redevelopment of the Gold Souk district, but new-build status does not change mainland Deira's foreign-ownership eligibility (see freehold) -- verify the sale tenure of any specific project with the developer/DLD rather than assuming it is open to non-GCC foreign buyers.

Drive times (off-peak, rome2rio): roughly 13 min to Downtown Dubai, roughly 24-25 min to Dubai Marina; expect materially longer during peak-hour traffic through Deira's congested streets.
