Living in Damac Lagoons
Prices, vibe, and who it suits, from Eric's own knowledge of Dubai.
Who it suits
- Families wanting villa/townhouse living (3-7BR) built around water-themed resort amenities rather than an urban high street
- Off-plan investors comfortable with a multi-year phased delivery (into 2027-2030); most units are priced above the AED 2M Golden Visa property-investment threshold, though off-plan eligibility carries its own conditions (approved developer, payment/registration status) and is not automatic on contract value alone
- Buyers who accept being car-dependent and off the metro grid in exchange for space and a Mediterranean-resort, lagoon-centred lifestyle
- Less suited to buyers who need metro access, walkable retail today, or a fully finished (not still-under-construction) neighbourhood
Character & lifestyle
A Mediterranean-resort-themed, single-developer master community by DAMAC Properties on Hessa Street at the Emirates Road (E611) / Sheikh Mohammed Bin Zayed Road (E311) interchange in Dubailand, immediately adjacent to (but a distinct freehold plot from) DAMAC Hills. The community is built around a network of man-made lagoons - marketed by the developer as "crystal lagoons" - with sandy "beach" edges, split into clusters each themed on a real Mediterranean destination. Cited primary clusters are Portofino, Nice, Costa Brava, Malta, Santorini, Venice, Mykonos and Amalfi, with later phases adding Marbella, Monte Carlo, Ibiza and others; the marketed amenity mix differs cluster to cluster. It remains a substantially under-construction masterplan: no source confirms an overall completion percentage, but later clusters are phased through 2027-2030, no school has been built within the community yet, and while a retail strip has opened in the Portofino cluster, day-to-day retail and dining are still thin, so residents also lean on neighbouring DAMAC Hills, Motor City and Dubai Sports City. No metro, tram or scheduled bus route reaches the community directly, so it is effectively car-dependent.
Built around man-made lagoons - marketed by the developer as "crystal lagoons" - with sandy "beach" edges. Sourced standout amenities include a floating amphitheatre/cinema, a lagoon zipline, gondola rides (Venice cluster), kayaking, rock climbing and paddle surfing (Costa Brava cluster), and a wellness centre (Santorini cluster). Trump International Golf Club is nearby in neighbouring DAMAC Hills. In-community retail and dining are still thin: a retail strip has opened in the Portofino cluster, but a mosque is still under construction and much day-to-day retail is still being phased in, so residents also travel to DAMAC Hills, Motor City and Dubai Sports City (Cityland Mall, City Centre Me'aisem) for groceries and malls.
Property mix
Predominantly 3-7BR villas and townhouses across roughly a dozen Mediterranean-themed clusters (cited primary clusters: Portofino, Nice, Costa Brava, Malta, Santorini, Venice, Mykonos and Amalfi, with later additions such as Marbella, Monte Carlo and Ibiza); a smaller apartment component runs from studios through 1BR to 2BR, split across the "Lagoon Views" towers (Andalusia cluster) and the separate DAMAC Valencia project (studio/1BR/2BR, delivery approx. Q1 2029). Marketed and portal-listed as freehold, open to all nationalities; off-plan-heavy, with phased handovers running into 2027-2030 for the newest clusters.
