Who it suits
- Budget-conscious families who want villa or townhouse space and typical community amenities (pools, gyms, sports courts, cycling tracks) over a central address

- Remote and flexible workers who do not need a daily city-centre commute
- Not a fit for anyone needing walkable retail/nightlife, a short office commute, or rail/bus access -- a car is effectively mandatory
Character & lifestyle
A budget/mass-market, car-dependent master-suburb deep in Dubailand (launched 2014 as Akoya Oxygen, rebranded DAMAC Hills 2 in 2019), built entirely by DAMAC Properties around five internally-themed zones -- Water Town, Sports Town, Down Town, Motor Town, Equestrian Town -- rather than one continuous streetscape, spread across 30+ branded sub-clusters (Camelia, Natura, Aster, Albizia, Amargo, Park Greens, The Farmhouses and others). It is positioned as the affordable, family-suburban counterpart to DAMAC's pricier Dubailand siblings (DAMAC Hills, DAMAC Lagoons, DAMAC Islands): larger villa/townhouse plots and community amenities at a lower price point than more central or waterfront Dubai addresses, traded off against real distance from the city and no metro, tram or bus presence today. Broker note: the well-known Trump International Golf Club and the "Malibu Bay" wave pool belong to the separate, neighbouring DAMAC Hills (1) community, not DAMAC Hills 2 -- a frequent point of buyer confusion given the shared "Akoya"/DAMAC branding history, worth flagging before quoting amenities to a client.
The community's five internally-themed zones (see Character) anchor amenities such as pools, gyms, sports courts and cycling/jogging tracks (per a Dubai property portal's community guide). DAMAC/a Dubai property portal marketing separately describes the Park Greens sub-cluster as sitting within "5.1 million sq ft of parkland" -- a figure specific to that cluster, not a confirmed community-wide total, so don't quote it as a whole-community stat. The well-known Malibu-branded wave pool and Trump International Golf Club both belong to the neighbouring DAMAC Hills (1) community, not DAMAC Hills 2 (see broker note under Character).

Predominantly low-to-mid-rise; no high-rise towers are confirmed in current listings, though this could change with active DAMAC launches.
