Damac Hills (launched in 2013 as Akoya by DAMAC, with handovers following in subsequent years) is a single-developer, gated golf community built around the 18-hole Trump International Golf Club Dubai course and clubhouse. It is suburban and outdoor-led rather than urban: low and mid-rise apartment clusters with golf-facing names (Golf Gate, Golf Vista, Golf Panorama, Golf Promenade, Golf Terrace, Golf Greens, Carson, Artesia, DAMAC District) ring the fairways, while villa and townhouse enclaves (The Park Villas, Trump Estates, Silver Springs, Park Residences, Greenwoods, the Autograph Collection) sit further out with private gardens. The community has its own retail spine, Damac Mall and the Akoya Drive dining strip, plus Malibu Bay wave pool, a skate park, a petting farm and stables with horse riding. It is fully car-dependent (no rail link), sitting on Al Qudra Road (D63) and Hessa Street (D61) well south of Sheikh Zayed Road.
Centred on the 18-hole Trump International Golf Club Dubai (course plus clubhouse dining) and Damac Hills Park with jogging tracks and playgrounds. Malibu Bay, the community's wave pool and beach-style amenity, sits alongside a skate park, a petting farm and stables offering horse-riding lessons, a dog park and a fishing lake, plus tennis, football, cricket and volleyball facilities. Retail and dining run through Damac Mall (40 retail and 10 F&B outlets per Provident Estate) and the Akoya Drive strip, which includes Prato and FireLake Grill House among other restaurants. Carrefour, Spinneys and Viva cover daily grocery needs. Saudi German Clinic (Artesia Tower B) provides in-community healthcare; other clinics are a short drive away in neighbouring areas. Radisson Dubai Damac Hills and Park Inn by Radisson are the on-site hotels.
