Character & lifestyle
An apartment district in Dubailand at the Sheikh Mohammed Bin Zayed Rd (E311) / Umm Suqeim Rd (D63) junction. Arjan is best known for housing the Dubai Miracle Garden and Dubai Butterfly Garden; its own retail scene is still mostly baqalas, a Lifco/Blue Mart, and one nearby mall (My City Centre Al Barsha). It has a significant amount of active development underway (ongoing tower projects from developers including Danube, Samana and Binghatti), and no metro station serves it directly.
Day-to-day retail is neighbourhood-scale: Lifco Supermarket, Blue Mart, local baqalas, and Arjan Mosque, with My City Centre Al Barsha the nearest proper mall. Casual F&B (Zest, Grill Master, Desert Wok, Shakespeare and Co.) and gyms (FitBox Gym, Gym Nation) serve residents day to day.
Property mix
Overwhelmingly apartments (studio to 3-bedroom) in low-to-mid-rise towers, including some serviced/furnished units and small ground-floor retail/office podiums. a Dubai property portal's area guide notes a limited number of villas also exist in the community; no townhouses are reported. Limited land/plot and penthouse stock.

Confirm the tenure of the specific plot or unit on its title deed or via the DLD Property Status Enquiry (Dubai REST) before any offer.
