A low-rise, villa-heavy suburb on Dubai's eastern edge, organised into five numbered sub-communities, Al Warqa'a 1 through 5. Al Warqa'a 1 is the shopping and schools hub around Q1 Mall, Al Warqa'a 3 is the largest sub-community, and Al Warqa'a 5 is essentially Dubai Safari Park rather than housing.

Built around Dubai Safari Park (Al Warqa'a 5, 119 hectares across 5 zones) and the neighbouring Dubai Crocodile Park, this is an inland, nature-and-parks suburb rather than a waterfront one. Everyday retail centres on Warqa Mall and Al Warqa'a 1's Q1 Mall, with City Centre Mirdif (VOX Cinemas, Magic Planet, iFly Dubai) a short drive away. Several sub-communities have their own landscaped parks with jogging and cycling paths, plus football and basketball courts.

Property mix

By car, DIFC, Business Bay and Downtown Dubai are all roughly 20-25 minutes outside peak traffic, and Dubai Marina is the furthest haul at around 35-40 minutes.
