Character & lifestyle
A small, waterfront residential district on Dubai's northern coastline, just west of Port Rashid and bordering Jumeirah 1 to the west. Al Mina is older Dubai: mid-rise apartment blocks, some with sea views, mixed with hotels and a handful of clinics and small retail strips. It is not master-planned and has none of the gated-community polish of newer waterfront districts, but it offers a central, affordable coastal position between Bur Dubai and Jumeirah. a Dubai property portal lists it under Bur Dubai; a Dubai property portal lists it as a ready area in its own right.
The draw is the waterfront location: views of the Arabian Gulf, proximity to Port Rashid, and a short drive to Jumeirah Beach and La Mer. Everyday retail is limited to small supermarkets and cafes; bigger shopping, dining and healthcare are in neighbouring Bur Dubai (BurJuman, Al Ghurair) or Jumeirah. Hotels such as Hilton Garden Inn, Mercure Gold and Capitol Hotel sit in the area. It is a practical, low-key coastal base rather than a leisure destination.
Property mix
Mid-rise apartment buildings with studio, 1, 2 and 3-bedroom units, typically 850 to 1,500 sqft. a Dubai property portal notes some furnished units and sea-view layouts. There are also commercial offices and a cluster of hotels, including Hilton Garden Inn and Mercure Gold, but no villa stock. Building age varies and most stock is ready, not off-plan.

Getting around
No metro station inside Al Mina. The nearest Red Line stations are Max and ADCB, both about an 11-minute drive; Al Ghubaiba on the Green Line is also close. Al Mina Road (D92) and Al Wasl Road link to Sheikh Zayed Road, giving car access to Downtown Dubai, DIFC and Dubai International Airport in roughly 15 to 20 minutes, traffic dependent. Several RTA bus stops dot Al Mina Road and Al Mankhool Road.

Not named in the DLD Regulation No. (3) of 2006 list of designated freehold areas and no later DLD instrument naming Al Mina was located. It is therefore not confirmed as a foreign freehold area on the instruments we can cite; any purchase by a non-GCC buyer should be verified plot-by-plot with DLD.
