Character & lifestyle
One of Dubai's original and most established villa enclaves, built by Emaar in 2004 as part of the Emirates Living master community (alongside The Springs, The Lakes and Emirates Hills). It is a low-rise, gated, 24/7-secured grid of tree-lined streets wrapped around man-made lakes, with no apartments or towers at all, only detached two-storey villas. As a 2004-built community it is fully built out and matured, and it sits next to the Marina/JLT business cluster off Sheikh Zayed Road. Split into nine numbered sub-communities (Meadows 1-9) of roughly 1,800 villas, with pricing rising by sub-community (Meadows 6 commands a clear premium).
Self-contained suburban amenities: The Meadows Village and The Meadows Souk retail centres with Spinneys and Waitrose, community swimming pools, parks, lakeside walking/cycling paths, basketball courts and football pitches, plus casual dining clustered in the village retail centres. The Montgomerie Golf Club is ~5 min away. Beaches are a short drive: Pine Beach ~10 min, JBR Beach ~14 min.

Villas only, no apartments or townhouses. Detached two-storey Emaar villas of roughly 3 to 7 bedrooms with private gardens and porches, average plot/built-up around 5,800 sqft, across ~1,800 homes in nine sub-communities (Meadows 1-9).

No metro/tram inside the community (it is villa-only and car-dependent). Nearest Red Line metro is Sobha Realty / DMCC station (~2.5-3 km, ~5-7 min drive); nearest tram is Dubai Marina / JLT (~2.5-3 km, ~6 min drive). Dubai Marina/JBR is effectively adjacent (~5-10 min). Via Sheikh Zayed Road, Downtown Dubai and DIFC are roughly 20-25 min in normal traffic.
