# Dubai mortgage deposit and LTV calculator

## The short answer

An expat resident buying a first home under AED 5M can borrow up to 80% of the value. Off-plan is capped at 50% for everyone, and non-resident lending is a bank habit rather than a rule.

## How it works

- The Central Bank sets loan-to-value as a maximum share of the property's value. For a resident expat that is 80% on a first home under AED 5M and 70% above it; a UAE national gets about five points more; a second or subsequent property is capped lower.
- Off-plan is capped at 50% for every buyer, whoever they are.
- There is no Central Bank cap for non-residents at all. Lenders typically advance 50% to 65%, which is practice rather than regulation and is shown as such.
- These are ceilings, not offers. An individual bank routinely lends less once it has looked at your income and your other commitments.
- The monthly figure is the standard repayment calculation on the loan, rate and term you enter. It is not a quote, and rates in the UAE are commonly fixed for an introductory period before reverting.

## What it assumes

- Deposit and fees are separate. Since 1 February 2025 the transfer fee and agency commission cannot be added to the loan, so budget them as cash on top.
- Bank arrangement fees, valuation, and life and property insurance are excluded, because they vary by lender.
