## What askEric is

Eric is an AI agent that lives in WhatsApp. It answers a Dubai brokerage's inbound the moment it lands, asks the questions your agent would ask, shortlists from your own stock, and hands your agent a written brief with the shortlist attached.

## The problem it was built for

Enquiries go cold while your agents are out on viewings. Some days one enquiry, some days thirty. They land while your agents are driving, showing or asleep, and the one worth an afternoon looks exactly like the rest until somebody asks.

Three figures, none of them measured by us, each named with its source:

The first two describe a US secret shop that sampled no UAE brokerage. The third is a market-wide ratio per completed deal, and it is not a cost per lead. We do not publish a portal cost-per-lead figure, because the circulating ones are vendor-sourced; work out your own from your own invoice instead.

## What it will not say

You carry the RERA liability for whatever is said in your name. So the useful question is not what Eric can say, it is what it will not say, and whether you can check that yourself rather than take our word for it.

Asked for service charges and occupancy rates it does not hold, Eric says it does not hold them and offers to have the broker pull the Mollak figures, rather than guessing at numbers that decide an investment. Asked whether a property will appreciate, it refuses outright: no guaranteed returns and no appreciation forecasts, because that conversation belongs with the broker who holds the licence.

That behaviour is not a prompt we hope holds. Pure code sits outside the language model and overrules it, every override is written to the turn as an event you can read back, and the behaviour rules live in a numbered constitution with a dated snapshot and a changelog entry for every change. New quality guards run in shadow mode against real turns before they are allowed to change a single reply.

## Where the properties come from

Your own stock, searched first, every time. Behind it sits a curated all-Dubai pool so a buyer is never told there is nothing, but your homes lead. Every shortlist states why each home is on it, and says out loud what it had to relax to get there. If nothing in your book fits the brief, Eric says so rather than padding the list.

## Where it fits on the desk

Eric works over WhatsApp. The rest of your desk is yours, untouched. WhatsApp is the only live integration: the CRM adapter is not switched on, and the Property Finder adapter is provisional and read-only.

## What it does not do

- **It does not book viewings.** No scheduling, no reminders, no confirmations, and it never promises a buyer a time or a person at the door.
- **It does not forecast.** There is no pipeline value on any screen, because we would be making it up.
- **It does not read images** a buyer sends.
- **It hands over to your brokerage pool**, not to a specific agent. A person on your team does the assigning.
- **It does not write into your CRM.** The dossier lives in the console and in your inbox.

## Does it replace the agent?

No, and the boundary is deliberately narrow. Eric runs the qualifying conversation that happens before an agent is involved, then stops. The viewing, the negotiation and the relationship stay with the person whose name is on the deal. Your agent can pause Eric on any thread and carry on in the same conversation with the whole history in front of them, so the buyer is never handed to a stranger mid-sentence.

## Can you show a brokerage where this worked?

No, and we will not manufacture one. There is no named client, no signed case study and no outcome figure we can stand behind, which is why there is no customer logo, quote or result anywhere on this site. Every figure we publish names its source, and none of them is an outcome we have measured for a brokerage.
