Zabeel 2 also carries older villas, townhouses and government-allocated housing that rarely reaches the open market, plus office and retail space inside the mixed-use towers.

PropertyFinder's Zabeel transactions pages (window running 22 Jun-27 Jul 2026) show a sold range of roughly AED 2,400-5,700 per sqft: One Za'abeel The Residences sold at AED 11.5M for 2,028 sqft (about AED 5,669/sqft, 16 Jul 2026) and AED 13.9M for 3,030 sqft (about AED 4,587/sqft, 7 Jul 2026); Address Residences Zabeel 3 sold at AED 2.68M for 737 sqft (about AED 3,641/sqft, 22 Jun 2026); Downtown Views sold at AED 6.15M for 1,812 sqft (about AED 3,393/sqft). Downtown Views prices well below the One Za'abeel-skewed top end; no Al Kifaf comparable appears in the same window. Property Finder's live area-insights page also lists rent averages of about AED 135,000/yr for a 1BR, AED 199,000/yr for a 2BR, AED 304,000/yr for a 3BR and AED 700,000/yr for a 4BR, the last resting on thin 4BR stock. These are portal-reported comparables and asking-rent averages of unstated sample size and period, not a DLD primary record, and no independent second source corroborates any figure here. **Ownership:** Mixed and plot-specific, not a blanket freehold zone. DLD's Resolution No. (6) of 2022 grants non-UAE nationals freehold ownership specifically on Land Plots No. 58 and 59 in Zabeel First. Freehold designations in Dubai have been extended to further plots over time, so a buyer should confirm the specific plot's title deed status directly with Dubai REST or DLD rather than assume freehold status from the area or building name alone.

## Getting around

Nearest metro is Max Station (Red Line) in Al Kifaf, near Wasl 1 and the One Za'abeel towers, with World Trade Centre and Emirates Towers stations also close by. No tram runs through Zabeel; the nearest tram line is in Dubai Marina/JBR. By car, Downtown Dubai and DIFC are both a short drive via Sheikh Zayed Road, with Dubai Marina further out.

## Lifestyle

Zabeel Park is the district's centrepiece, with lakes, gardens, jogging paths and the Dubai Frame. One&Only One Za'abeel adds a cluster of fine-dining restaurants to the area. There is no shopping mall or high street inside Zabeel itself; residents drive to Dubai Mall, BurJuman Centre or Wafi Mall for retail, and to nearby Karama for everyday shopping and cheaper dining.
