## Wadi Alshabak at a glance

A semi-desert residential development in central-northern Dubai, also marketed as Al Athba. It covers about 10.5 sq km and was allocated for residential plots under the Mohammed bin Rashid Housing Establishment programme for Emirati citizens. The area is villa-only, spacious and quiet, bordered by Emirates Road (E611), Al Awir Road (E44), Tripoli Street (D83) and Sheikh Zayed Bin Hamdan Al Nahyan Street (D54).

## Who it suits

- Emirati and GCC families seeking large villas on generous plots
- Tenants who value space and privacy over metro access and neighbourhood retail
- Non-GCC buyers must verify plot-level freehold with DLD; the area is not named as a blanket freehold zone

## Homes and prices

Almost exclusively 3 to 6 bedroom villas on plots of 12,000 to 15,000 sqft, often with majlis, maid's room, driver's room and private garden. No apartments or townhouses appear in the listing taxonomy.

PropertyFinder rent search, retrieved 2026-08-10, shows 58 villa listings with asking rents mostly from AED 200,000 to AED 550,000 per year for 3 to 5 bedroom villas on 12,000 to 15,000 sqft plots. The 2026-08-09 rental snapshot gives a median rent of AED 350,000 and a median asking rent per sqft of AED 25 for 44 villas. No sale index exists; the buy search returns zero listings. (as of 2026-08-10.)

**Ownership:** Not named in Regulation No. (3) of 2006 as a designated area for non-UAE national freehold ownership. The Mohammed bin Rashid Housing Establishment allocated residential plots to Emirati citizens; any non-Emirati freehold or usufruct claim must be verified on the title deed with DLD.

## Getting around

No metro or tram. The E16 bus stops on Ras Al Khor Road (E44) at Awir Wadi Al Shabak Camp 1. By car, the area is reached via Emirates Road (E611), Al Awir Road (E44), Tripoli Street (D83) and Sheikh Zayed Bin Hamdan Al Nahyan Street (D54). It is roughly 15 to 20 minutes to Dubai Silicon Oasis and Academic City, 20 to 30 minutes to Dubai International Airport, and 30 to 40 minutes to Downtown Dubai, all traffic dependent.

## Lifestyle

Everyday retail is limited; nearby supermarkets include Zoom and local stores, with larger shopping at City Centre Mirdif or Dubai Festival City. Long-term camping is permitted in the desert area. There are no KHDA-registered schools inside Wadi Alshabak itself; the nearest schools are in Al Warqa'a or Al Khawaneej.
