## Town Square at a glance

A low to mid-rise, park-first suburban masterplan built around a central park network (about 154,000 sqm of parkland across 16 themed gardens) rather than towers or a marina. Daily life runs on Carrefour and Spinneys supermarkets and a handful of cafes and restaurants inside the gates. It is priced well under Arabian Ranches or Dubai Hills and reads as family-friendly, but it has no metro on site, making it effectively car-dependent.

## Who it suits

- families
- first-time buyers
- budget-conscious professionals who own a car
- yield-focused investors

## Homes and prices

Mostly studio to 3-bedroom low/mid-rise apartments spread across many small clusters (Zahra, Safi, Hayat Boulevard, Liva, UNA, Elaya, FIA and others), plus a large stock of 3- to 4-bedroom townhouses in named sub-communities (Naseem, Noor, Sama, Shams, Hayat, Maha, Reem). No standalone villas.

Bayut live apartment listings currently run about AED 790,000-1,000,000 for 1-bedrooms (clustering AED 845,000-900,000) and AED 1,250,000-1,550,000 for 2-bedrooms (clustering AED 1,375,000-1,500,000); this is an asking-price listings index, not DLD-transacted data. Separately, PropertyFinder's listings widget shows an overall asking range of AED 475,000-4,900,000 with per-sqft asking prices up roughly 16% year-on-year (a single reliable community-wide average price-per-sqft or average asking price figure could not be confirmed and is omitted). Annual rent, per PropertyFinder area insights corroborated by a mybayut community update last updated mid-June 2026: studio ~AED 46,000-48,000, 1BR ~AED 65,000-67,000, 2BR ~AED 92,000-98,000, 3BR apartment ~AED 131,000-135,000; 3BR townhouse ~AED 157,000-160,000, 4BR townhouse ~AED 199,000-203,000. A small four-day slice (24-27 July 2026) of PropertyFinder's republication of DLD transaction data, not a DLD primary source, shows lower transacted bands over that narrow window: roughly AED 1,150-1,750 per sqft, 1BR AED 650,000-1,195,888, 2BR AED 1,080,000-1,260,000; this is not a full-month population and should not be read as the market. No reliable community-wide gross rental yield figure was found in any cited source. (as of 2026-07.)

**Ownership:** Sold and commonly transacted by Nshama as freehold; Town Square is not itself named in the original Regulation No. (3) of 2006 designated-areas schedule (which predates Dubailand's freehold build-out), so full non-UAE-national ownership should be confirmed on the DLD title deed or Oqood record for each unit rather than assumed community-wide.

## Getting around

No metro or tram station sits within Town Square itself. Sources differ on the nearest connection (one cites a community shuttle to a Red Line station, another a public bus route to Dubai Internet City with no shuttle mentioned), so the reliable, multi-source fact is simply that there is no on-site station and commuting is effectively car-dependent day to day. Drive time is roughly 25-35 minutes to Downtown Dubai and DIFC, roughly 20-30 minutes to Dubai Marina, and about 25-30 minutes to Dubai International Airport via Al Qudra Road and Sheikh Mohammed Bin Zayed Road, all traffic-dependent.

## Lifestyle

The community's park network (about 154,000 sqm across 16 themed gardens) carries most of the on-site amenity: 13km of cycling trails, a 10km running track, a splash pad, skate park, carousel, dog park, a Wave Rider surf simulator, a paintball Battle Park, and padel, tennis and basketball courts. On-site dining includes Five Guys, Caya and Slate Kitchen alongside cafes such as Lime Tree Cafe and Parka Coffee. Bigger malls, the beach and nightlife are not on site within the gates; residents drive to nearby Motor City or Dubai Hills for those.
