## Mudon at a glance

A gated, low-rise Dubai Properties masterplan in Dubailand, launched in 2008 around the idea of recreating five historic Arab cities, Baghdad, Beirut, Cairo, Damascus and Marrakech. The built community instead carries Arabic sub-community names: Al Salam, Naseem, Rahat and Arabella Townhouses, plus the newer Mudon Al Ranim phases. Sits at the Al Qudra Road and Emirates Road junction next to Arabian Ranches, DAMAC Hills and Remraam. Low-rise and car-dependent, with no metro station, no shopping mall and no beach inside the community, a quieter profile than the showcase estates nearby. A roughly 1.8 million sq ft central park runs through it. Villas here price at about AED 1,645 per sqft against Dubai's citywide villa average of AED 1,938 per sqft, roughly 15% below, per a Dubai property portal's June 2026 index.

## Who it suits

- Families wanting villa or townhouse space with parks and schools nearby, at a lower price point than Arabian Ranches (villas run roughly 31% below Arabian Ranches on a per sqft basis, AED 1,645 vs AED 2,371, per a Dubai property portal, June 2026)
- End users who are fully car-reliant and do not need a metro-walkable or nightlife-dense address

## Homes and prices

Predominantly 3 to 5BR villas and 3 to 4BR townhouses spread across sub-communities (Al Salam, Naseem, Rahat, Arabella Townhouses, the newer Mudon Al Ranim phases); one dedicated apartment enclave, Mudon Views, holds the community's only 1 to 3BR apartments.

Bayut asking-price index (June 2026): Mudon overall about AED 1,634 per sqft, up 11.3% year on year. Villas about AED 1,645 per sqft (3BR about 1,722, 4BR about 1,577, 5BR about 1,582 per sqft), roughly 15% below Dubai's citywide villa average of AED 1,938 per sqft and roughly 31% below Arabian Ranches villas at AED 2,371 per sqft. Arabella Townhouses about AED 1,692 per sqft. Apartments in Mudon (the Mudon Views enclave) about AED 1,500 per sqft, but this segment moved only 1.15% year on year, well behind the community-wide 11.3% figure. Property Finder rent data, retrieved 2026-07-29: apartments 1BR about AED 84K per year, 2BR about AED 133K per year, 3BR about AED 173K per year. Sale price bands for individual unit types and gross rental yields were not reliably sourced for this community and are omitted pending direct verification against Property Finder's live page. All figures are asking prices or listed rents, not DLD-transacted, and will drift, so recheck before quoting a buyer. (as of 2026-07.)

**Ownership:** Developer-marketed as freehold. Mudon is a Dubai Properties (Dubai Holding) masterplan sold to non-GCC foreign nationals on freehold title. Mudon is not named in the original 2006 designated-areas list; its freehold designation would have come through a later amendment, so verify the specific plot against the DLD register before purchase.

## Getting around

No metro station inside Mudon; the closest is Jumeirah Golf Estates Metro (Red Line), reached via the RTA F32 feeder bus in about 15 minutes. Effectively car-dependent day to day. By car, roughly 25 to 40 minutes to DIFC, Downtown Dubai and Dubai Marina depending on route and traffic, via Al Qudra Road and Sheikh Mohammed Bin Zayed Road. Closer local hops: Arabian Ranches 2 and Dubai Studio City about 7 minutes, Remraam about 5 minutes, The Sustainable City about 6 minutes, DAMAC Hills about 10 minutes, Dubai Hills Estate around 15 minutes. Al Maktoum International Airport is roughly 20 to 30 minutes, depending on route.

## Lifestyle

Built around Mudon Central Park, a roughly 1.8 million sq ft green spine running through the community. Everyday retail sits at Al Salam Town Centre (supermarket, cafes, clinic, salons). Mudon has no mall of its own, so bigger shopping and dining means a drive to Arabian Ranches' retail centres or Dubai Hills Mall. The Dubai Polo and Equestrian Club is close by on the Arabian Ranches side; Al Qudra Lakes is a further drive down Al Qudra Road. No beach access; residents drive to the coast.
