The community is built around a superyacht marina, a 500-metre canal pool, the QE2 floating hotel and the existing cruise terminal, with low-to-mid-rise apartment buildings and penthouses arranged across a handful of clusters. It sits between Bur Dubai and Deira on Dubai's western coastline, close to old Dubai but marketed as a new freehold waterfront address. Most stock is either newly ready or off-plan; it is not a villa community.

## Homes and prices

Exclusively apartments and penthouses, mainly 1 to 4 bedrooms, in mid-rise towers. Emaar lists clusters such as Seagate, Seascape, Marina Views, Ocean Point, Bayline and Sunridge. There are no villas. Much of the stock is off-plan or recently handed over, so the buyer should verify completion dates, payment plans and service charges with the developer.

PropertyFinder area insights (Aug 2026) shows 307 sale listings with a median asking price of AED 3.5M and a range of AED 1.4M to AED 11.5M. Independent DLD-registered resale analytics report a 2026 median of about AED 2,800/sqft for new Emaar sales and AED 2,150/sqft for resales, a roughly 23% gap explained by the older, cheaper buildings (Seagate/Seascape) versus the newest towers. The PropertyFinder rent search shows 316 active listings; asking rents are roughly AED 75k/yr for a 1BR, AED 110k to AED 150k/yr for a 2BR and AED 200k to AED 290k/yr for a 3BR. These are asking rents, not Ejari-registered transactions. (as of 2026-08.)

**Ownership:** Not named in the DLD Regulation No. (3) of 2006 list of designated freehold areas, and no later DLD instrument naming Mina Rashid or Port Rashid could be located in this review. Emaar and several portal sources market the project as freehold and open to all nationalities, but that is a developer/portal claim, not a DLD primary. Non-GCC buyers should confirm the title-deed status of the specific unit with DLD before any purchase.

## Getting around

No metro station is inside Mina Rashid. The nearest are Al Ghubaiba (Green Line, about 3 to 4 km), Al Ras (Green, about 4.5 km), Sharaf DG (Green, about 4.3 km) and ADCB (Red, about 3.5 to 4.5 km). By car, Emaar quotes about 15 minutes to Dubai International Airport, 20 minutes to Downtown Dubai and the Burj Khalifa, and 20 to 30 minutes to Jumeirah Beach and Dubai Marina; real times vary with traffic and the area is still bedding in.

## Lifestyle

The selling proposition is marina and waterfront living: a superyacht marina, a canal pool and promenade, the QE2 as a floating hotel and events venue, the cruise terminal, and a small but growing set of cafes and restaurants. Six interconnected district parks are advertised. Day-to-day retail is still limited and much of the leisure offer is future-phased; for now residents drive to Bur Dubai, Deira or Downtown for major shopping and dining. Mina Beach and the marina boardwalk are the headline leisure assets.
