## Jumeirah Village Circle at a glance

Nakheel's circular master-community (launched 2005): 10 numbered districts (10-19) of 300+ mostly mid-rise buildings ringing a central park. Crucially it was built out by 100+ separate plot developers, so the stock is a patchwork - utilitarian 2005-era blocks sit next to glossy post-2018 towers (Binghatti, Ellington, Samana). It is widely regarded as one of Dubai's busiest mid-tier apartment markets: affordable, high-yield and dense, yet green (30+ parks) and generally considered pet-friendly (pet policy is building-specific). It remains car-dependent with no metro, and some of the newer plots are reported to still see construction and snagging.

## Who it suits

- First-time buyers
- Buy-to-let investors (7%+ gross yields)
- Young professionals and couples drawn by affordable rents
- Budget-conscious families wanting townhouses or villas with gardens

## Homes and prices

Mostly apartments (studio to 3BR, plus some duplexes and penthouses) across 300+ buildings; also townhouses (1-5BR) and villas (2-6BR with private gardens and maid's rooms, e.g. Nakheel's Circle Villas in Districts 16/19). Arabic/Mediterranean styling on the villa stock.

Sale ~AED 1,518/sqft (Bayut index, May 2026, +2% YoY); studio ~AED 0.65-0.85M, 1BR apt ~AED 0.9-1.3M, 2BR apt ~AED 1.4-2.5M (live listings start ~1.8M, ranging higher); rent ~AED 50-95k/yr for a 1BR (PropertyFinder avg ~AED 76k) and ~AED 75-145k/yr for a 2BR (PF avg ~AED 114k); gross yields ~7% (studios ~7.9%, 1BR ~7.0%, 2BR ~6.8%) Sale per-sqft is from Bayut's asking index; rent and yield are from PropertyFinder's area insights. (as of 2026-05.)

**Ownership:** Designated freehold zone - open to all nationalities including non-GCC foreign buyers, with full ownership and a DLD title deed (legal basis Dubai Law No. 7 of 2006 / Regulation No. 3 of 2006). Designation is plot-specific, so verify the individual unit/title via DLD (Dubai REST) before transfer.

## Getting around

No metro or tram inside JVC - it is car-dependent. Nearest Dubai Metro Red Line stations are roughly 6 km away on Sheikh Zayed Road (Dubai Internet City / Sobha Realty-DAMAC), reached by feeder bus or car. It sits between Al Khail Road (E44) and SZR: about 10-15 min drive to Dubai Marina/JLT, ~12 min to Mall of the Emirates, and ~20-25 min to Downtown/DIFC in normal traffic.

## Lifestyle

Circle Mall (opened 2021, ~235 stores with a supermarket, cinema and clinics) is the retail anchor. 30+ landscaped parks plus a central community park, jogging/cycling tracks, and supermarkets, gyms, cafes and nurseries throughout. Beaches are not walkable - roughly 8 km to JBR/Dubai Marina beach.
