AED 93k/yr, 3BR approx. AED 128k to 131k/yr, though one other source (betterhomes) puts 3BR rent as high as AED 150.5k/yr, so treat the 3BR figure as the least converged of the four. Computed gross yield from these bands runs roughly 6 to 7 percent across unit types (studio approx. 6.6 to 7.0%, 1BR approx. 6.7 to 6.9%, 2BR approx. 6.1 to 6.2%, 3BR approx. 5.7%), solid for the price point but not the 7.5 to 9.5 percent, 'highest in Dubai' figure some investor-guide blogs repeat (dropped, see droppedClaims); yields are also gross, before the service charges that weigh most heavily on DSO's older towers. **Ownership:** Mixed tenure, not a straightforward freehold community, contrary to how it is sometimes marketed. DSO is not among the areas and plots designated for non-UAE-national freehold ownership under Regulation No. (3) of 2006, and its residential stock has a documented history of predominantly 99-year leasehold sale under the free-zone structure; portal listings for the area commonly carry leasehold stock. Freehold exists only in specific projects or plots where conversion has completed, for example Cedre Villas, and is not guaranteed community-wide. Confirm the tenure of the specific plot or unit on its title deed or via the DLD Property Status Enquiry (Dubai REST) before any offer. Do not rely on a portal 'Freehold' listing flag or marketing copy as evidence; neither is a registry record. This matters commercially: leasehold title does not qualify for the Golden Visa at any purchase value (that requires DLD-registered freehold at AED 2M+), typically carries a lower mortgage LTV (roughly 40-60% against up to 80% for freehold), and attracts a lower DLD registration fee (2% against 4%).

## Getting around

No metro station in the community yet; the nearest is Centrepoint Metro Station on the Red Line, roughly 15 to 20 minutes by car or taxi, or reachable by RTA bus routes 320, 365 and X25 (20 to 60 minutes combined with the bus leg, AED 5 to 9). A dedicated Dubai Silicon Oasis station on the planned Blue Line, near Fakeeh University Hospital, is due around 2029. By car, off-peak estimates: Dubai International Airport about 20 to 25 minutes, Downtown Dubai about 25 to 40 minutes, DIFC about 25 to 35 minutes, Dubai Marina about 35 to 50 minutes, all stretching further in peak traffic since the E311/E66 corridor is the main route in and out.

Day-to-day life is largely self-contained: Silicon Central Mall, Cedre Shopping Centre and Souq Extra, Lulu, Spinneys and Carrefour supermarkets, clinics, and hotels reported on-site (a Radisson Blu and a Premier Inn, cited only in area-guide blogs; confirm still trading before repeating to a buyer). Parks and tracks named across sources include North Park, Silicon Oasis Pond Park, and landscaped walking/cycling routes, plus tennis courts and a golf practice facility (Golf World, near Cedre Villas, also uncited beyond guide mentions). Dubai International Academic City (multiple universities) and Dubai Outlet Mall are nearby; Global Village and Dubai Miracle Garden are within driving distance but are seasonal attractions, closed through the summer months, so do not treat them as year-round amenities. There is no beach on-site; Dubai Marina/JBR run roughly 35 to 50 minutes by car per the commute estimates (align any beach-proximity claim to that range, not a looser floor).
