Indicative absolute bands derived from those rates: 1BR ~AED 1.1M-2.2M, 2BR ~AED 1.8M-4M (the upper 2BR end runs high for the market). **Ownership:** Designated freehold zone. Dubai Marina is named in Regulation No. (3) of 2006 (plots 007, 014, 015 and 033), so non-GCC foreign nationals can own apartments outright with full freehold title. Designation is plot and tower specific, so confirm the exact address sits inside the designated area via the Dubai REST app or DLD before signing.

## Getting around

Two Dubai Metro Red Line stations serve it (DMCC and Sobha Realty); the Dubai Tram loops through the community (Marina Towers, Marina Mall, Mina Seyahi, JBR stops) and connects to the metro, making car-free living feasible within ~10 min walk of a station. By car roughly 20-25 min to Downtown Dubai / Burj Khalifa and Business Bay / DIFC, and only ~5-10 min to Dubai Media City / Internet City. JBR beach is a 5-10 min walk.

## Lifestyle

The 7km Marina Walk promenade is the social spine, lined with restaurants and cafes including Pier 7 (a seven-floor dining tower over the water); Dubai Marina Mall with a Waitrose supermarket; the yacht marina; and JBR / The Beach retail and beachfront a short walk south. Most towers offer the usual high-rise amenities (gym, pool, concierge).
