## Dubai Islands at a glance

A five-island, ~17 sq km waterfront extension of Deira, reclaimed and master-planned by Nakheel, rebranded "Dubai Islands" in August 2022 after two decades as "Deira Islands"/"Palm Deira." Today it reads more like a resort peninsula bolted onto old Dubai than an established neighbourhood: three hotels already trade there (RIU Dubai, Centara Mirage Beach Resort, Park Regis by Prince) and the public beach draws day-trippers, but almost the entire residential stock -- branded towers (Rixos, JW Marriott, SIØRA by Beyond/Omniyat), plain apartment blocks, and the first waterfront villas on Marina/Golf/Shore Island -- is still off-plan, with handovers phased from late 2026 into 2029. Developer and brokerage marketing positions it as the "next Palm" for capital appreciation, but with almost no completed stock and no resale track record yet, that framing is a sales narrative rather than a demonstrated market outcome.

## Who it suits

- Off-plan investors comfortable buying pre-completion into a community with almost no finished stock and no resale track record yet, rather than a proven capital-appreciation story
- Lifestyle/second-home buyers willing to wait for hotel-branded beachfront living (Rixos, JW Marriott residences) with handovers phased from late 2026
- Buyers comfortable holding through a multi-year, phased build-out (2026-2029 handovers) instead of moving in now
- Less of a fit for buyers who want a school, metro station, or walkable retail street on the islands themselves today -- the nearest schools and metro stations are all off-island, roughly a 10-25 minute drive away

## Homes and prices

Overwhelmingly apartments -- studio to 4-bedroom plus penthouses -- in branded and unbranded waterfront towers, plus a smaller but growing run of waterfront villas and townhouses (e.g. Nakheel's 3-5BR Bay Villas) on Marina/Golf/Shore Island. Nearly all current stock is off-plan; only a handful of buildings (e.g. Beach Walk Residences) are handed over and generating resale/rental listings today.

The cited PropertyFinder Area Insights page does not support a community-wide price-per-sqft band -- its only per-sqft data points are two off-plan studio transactions (2,070 and 1,948 AED/sqft, Aug/Nov 2024), not a representative range -- so no psf figure is reported here. The same PropertyFinder page's average sale prices are ~AED 2.17M for a 1BR and ~AED 3.06M for a 2BR. Engel & Volkers separately reports 2025 YTD (as of Dec 2025) sale averages of ~AED 2.15M (1BR) and ~AED 3.33M (2BR) -- close on the 1BR but about 9% higher on the 2BR than PropertyFinder, an unreconciled conflict a human should check before quoting either number. Because nearly all stock is still off-plan, all of these are developer asking/launch prices, not resale transactions. Live Bayut asking listings (Jul 2026) show a similar spread: 1BR sale ~AED 1.66M-2.46M, 2BR sale ~AED 2.52M-3.04M. Rent (Bayut live listings, Jul 2026): 1BR ~AED 105k-200k/yr, 2BR ~AED 140k-200k/yr, studios from ~AED 100k/yr (the studio figure rests on a single Beach Walk Residences listing, the only handed-over building currently generating live rentals). Provenance: Bayut sale and rent listings reviewed 2026-07 (live asking prices, not closed transactions). The PropertyFinder averages above come from an Area Insights page whose underlying DLD sample was dated 2024-08 to 2024-11, so they reflect that period, not mid-2026. The Engel & Volkers averages are 2025 YTD as of 2025-12. (as of 2026-07.)

**Ownership:** Sold and registered as freehold by the master developer (Nakheel), open to buyers of all nationalities. Not named in Regulation No. (3) of 2006, the original designated-areas list, so any designation here comes from a later decree and could not be traced to a specific instrument in this review. This is a distinct zone from mainland Deira, which is NOT designated for non-GCC foreign ownership at all. Confirm the tenure of the specific plot or unit on its title deed or via the DLD Property Status Enquiry (Dubai REST) before any offer.

## Getting around

No metro station sits on Dubai Islands itself. The nearest stations are Gold Souq and Al Ras on the Green Line, roughly a 10-minute drive off-island; public plans for the 2029 Blue Line extension do not show a station on the islands, but this should be confirmed directly with RTA rather than taken as settled. By car, via the Infinity Bridge / Al Shindagha corridor into Deira, Downtown Dubai and DIFC are roughly 20-25 minutes and Dubai International Airport about 20 minutes -- approximate drive-time estimates; the widely cited "104 to 16 minutes" Infinity Bridge figure refers to a specific mainland corridor, not necessarily this exact route, so treat it as directional rather than a guarantee. Dubai Marina is far further -- about 37km/23 miles away -- realistically 35-45 minutes by car outside peak traffic, with no direct transit link (routed public transport runs 50+ minutes with transfers).

## Lifestyle

20+ km of coastline including the public Dubai Islands Beach; three hotels already open and trading (RIU Dubai, Centara Mirage Beach Resort, Park Regis by Prince), with Rixos- and JW Marriott-branded resorts/residences still under construction; a planned Dubai Islands Mall on Central Island, described by developers as a major retail and entertainment hub (size and tenant count not independently confirmed); a planned golf course on Golf Island (not yet built). Marinas, beach clubs, and landscaped parks/green space also feature in the master plan, but -- like the residential stock -- almost all of this beyond the three open hotels and the public beach is still under construction rather than open today.
