## Dubai Creek Harbour (The Lagoons) at a glance

Emaar is the sole master developer of this waterfront project on reclaimed land beside the Ras Al Khor Wildlife Sanctuary, having bought out Dubai Holding's stake in the site. It reads as a live construction site with finished pockets rather than a settled neighbourhood: Creek Beach and parts of the Island District are handed over and lived in, while other clusters are still cranes and show villages, with handovers scheduled to run out to 2029 and 2030 per Emaar's own published timelines. The delivered pockets have a glassy, waterfront new-build feel, with a promenade, a yacht club and a beach club open today, rather than an already-settled community.

## Who it suits

- families wanting new-build waterfront homes, with schools a drive away rather than on the doorstep
- investors buying off-plan units on Emaar payment plans within reach of Downtown Dubai
- professionals who want DIFC and Downtown Dubai within a 15-20 minute drive
- buyers comfortable with an unfinished, still-under-construction master plan

## Homes and prices

Overwhelmingly apartments (1 to 4 bedroom) across towers such as Address Residences, Vida, Harbour Views and Creek Beach, plus a growing run of hotel-branded and serviced residences. Newer phases also include low-rise townhouses alongside the apartments; standalone villas are not part of the current master plan.

Bayut's asking-price index for apartments puts sale prices around AED 2,635/sqft as of June 2026 (asking, not DLD-transacted; up about 2.5% over the prior 12 months). A same-day cross-check of live Bayut and PropertyFinder listings (pulled late Jul 2026, a single page-sample rather than a full market distribution, and mixing ready resales with off-plan units on developer payment plans) suggests 1BR apartments asking roughly AED 1.65m-1.98m and 2BR apartments asking roughly AED 2.2m-3.3m; an earlier 2BR ceiling of AED 4.52m has been dropped as a branded/penthouse outlier rather than a representative band edge. Asking rents run roughly AED 80k-139k/yr for a 1BR and AED 120k-210k/yr for a 2BR, with most 2BR asking rents clustering AED 130k-155k/yr. All figures above are asking prices; none is DLD-transacted. (as of 2026-06.)

**Ownership:** Sold and registered as freehold by the master developer (Emaar), open to buyers of all nationalities. Dubai Creek Harbour is not named in Regulation No. (3) of 2006, the original designated-areas decree, so any designation here comes from a later instrument that could not be traced to a specific decree in this review. It is also a marketing masterplan name spanning more than one land sector, so eligibility is plot-specific rather than area-wide. Confirm the tenure of the specific unit on its title deed or via the DLD Property Status Enquiry (Dubai REST) before any offer.

## Getting around

Nearest metro is Creek (Green Line), roughly a 13-minute drive from the peninsula (about 3km straight-line). By car, DIFC and Downtown Dubai are roughly 15-20 minutes via Ras Al Khor Road (E44) and Al Khail Road; Dubai Marina is roughly 25-30 minutes further west along Sheikh Zayed Road.

## Lifestyle

Creek Beach and roughly 4km of waterfront promenade for cycling and jogging are delivered and in use today. The wider masterplan calls for a yacht club and marina, a dedicated Central Park, and further waterfront dining and retail strips, most of which are still under construction across later phases. The nearest large malls, Dubai Festival City and Dubai Mall, are a drive away rather than walkable.
