Important: these are live-listing floors, NOT developer launch prices. Developer/broker launch pricing quotes 5BR villas from ~AED 6.25M, so a buyer should expect a gap between the secondary-listing floor and a direct-from-developer purchase. None of this is built or experienceable yet (phased handover ~2027-2029); day-to-day retail, dining and services are slated to build out progressively as the phases complete.
