## Bur Dubai at a glance

Old Dubai's historic trading core on the west bank of Dubai Creek, centred on the Textile Souq and Meena Bazaar: a working wholesale-trade district, not a manicured tourist strip. A large, long-established Indian expatriate community anchors the area, traced partly to a Hindu temple established there in the 1960s (Wikipedia). The district also holds Al Bastakiya's wind-tower courtyard houses, the Grand Mosque (long described as the city's tallest minaret), and the Iranian Mosque's blue tilework (Wikipedia). Since the 2013-2016 Dubai Water Canal extension, Bur Dubai is technically an island (Wikipedia). Housing is rental-dominated (a Dubai property portal's 2025 Rental Market Report ranks it among Dubai's top affordable-rental locations) and skews older mid-rise stock; sale prices, however, run mid-to-upper rather than budget (see price). Renting here is cheap, buying is not.

## Who it suits

- Budget-conscious renters and professionals wanting a central base at BurJuman, one of only two Red/Green metro interchange stations in the whole network
- The South Asian (especially Indian) expat community, with long-established social and religious ties to the district
- Heritage and culture-oriented renters/buyers who want souks, museums and creekside life over beach or golf

## Homes and prices

Predominantly apartments: studios through 4-bedroom units, mostly in older mid- to high-rise blocks around Al Mankhool and Al Raffa, plus a handful of newer Wasl-developed towers (e.g. Avenue Park Towers, Park Views Residences, Burjuman Residence). Ownership status is plot-specific, not district-wide; verify via DLD/Dubai REST before assuming freehold or leasehold terms on any named building. Small pockets of 3-5BR villas sit at the Oud Metha/Al Raffa fringe. Portal inventory here is overwhelmingly ready stock rather than off-plan: this is legacy stock, not a launch market.

Sale (PropertyFinder buy listings, Bur Dubai apartments): average price is about AED 2,307 per sqft (+9.4% YoY), and the average listed unit price is about AED 2,866,414 (+4.39% YoY), the more buyer-relevant capital-growth figure. Bedroom-specific sale bands are not reported here: live listing-page ranges for 1BR and 2BR units were internally inconsistent (implying a lower psf than the stated average) and read like scraped listing-filter bounds rather than genuine market bands. Rent (PropertyFinder area-insights transaction data): about AED 77,000/yr for a 1BR and AED 97,000/yr for a 2BR. Bayut's live rental listings (checked 28 Jul 2026) show a wider band across older and newer stock: studio AED 37k-52k, 1BR AED 46k-75k, 2BR AED 77k-92k. Net picture: Bur Dubai is affordable to rent but mid-to-upper market to buy, not budget across the board. (as of 2026-07.)

**Ownership:** Not among the designated freehold areas or plots for non-GCC foreign buyers under Dubai Regulation No. 3 of 2006 (designation there is by area AND enumerated plot, not by district name; no Bur Dubai plot appears on that list). Non-GCC foreign buyers can rent under a standard tenancy/Ejari contract; full freehold, or a registrable long-term usufruct/leasehold interest, is not established for this district by the cited regulation. Treat status as plot-specific and verify via the Dubai REST app or DLD before any purchase discussion.

## Getting around

Nearest metro: BurJuman (Red+Green interchange); the district is also served by Al Fahidi/Sharaf DG, Al Ghubaiba, ADCB (Al Karama) and Oud Metha stations. DIFC: about 7-8km, 6-8 min drive, or 11 min by metro (BurJuman to Financial Centre, every 5 min). Downtown Dubai: about 10km, 10 min drive via Sheikh Zayed Road/Al Khail Road. Dubai Marina: about 28km, 21 min drive.

## Lifestyle

A souk-and-Creek lifestyle rather than beach or golf: Meena Bazaar and the Textile Souq, abra crossings over Dubai Creek, the Al Seef heritage waterfront promenade, and the wind-tower courtyard houses of Al Fahidi Historical Neighbourhood (Bastakiya). BurJuman Mall covers retail, cinema and dining; Zabeel Park and the Dubai Frame sit nearby. Dense, inexpensive South Asian dining reflects the district's demographic anchor. Clinics and hospitals include Mediclinic, Aster and Medeor. No beach access.
