## Bluewaters at a glance

Bluewaters is an artificial island wedged between JBR and the Gulf, linked to JBR by a pedestrian bridge, and built around Ain Dubai and The Wharf, a retail and dining promenade of more than 130 shops, restaurants and cafes. By day it reads more resort than residential, with hotel guests and day-trippers sharing the same walkways as residents. Franprix supermarkets cover daily groceries on the island itself, though there is no school and no hypermarket, so bigger shopping and schooling lean on Dubai Marina and JBR, a short walk over the bridge.

## Who it suits

- Professionals and couples who want resort-style waterfront living with a walkable link to JBR and Dubai Marina, and who are comfortable relying on a car or taxi for daily errands since there is no metro or tram station on the island itself.
- Investors and holiday-home buyers drawn to the tourist footfall around The Wharf, though short-let operation needs a DET holiday-home permit and is subject to each building's owners' association rules, so confirm both before assuming short-let income.
- Buyers who want a low-rise, apartment-only waterfront setting rather than a villa community. Families should note there are no villas and no school on the island itself, though three well-rated schools sit a 10 to 15 minute drive away in Al Sufouh and The Meadows.

## Homes and prices

Almost entirely apartments, 1 to 4 bedroom units across Bluewaters Residences' mid-rise towers, plus the newer off-plan Bluewaters Bay (two towers, completion planned around 2027 per the developer). A handful of podium-level townhouses and larger penthouses round out the mix; there are no villas.

Bayut's asking-price index (trailing 12 months to June 2026) puts Bluewaters apartments at AED 3,743 per sqft for a 1BR and AED 4,354 per sqft for a 2BR, asking price rather than DLD-transacted, with the overall Bluewaters apartment market down 1.63 percent year on year. A separate Bayut sale-listings snapshot from the same period showed typical asking prices clustering around AED 3.4m to 4m for a 1BR and AED 5m to 9m for a 2BR; treat this as a point-in-time snapshot of live listings, not an index figure. (as of 2026-06.)

**Ownership:** Marketed and sold to non-GCC foreign buyers as freehold. Bluewaters is not itself named in Regulation No. (3) of 2006's designated freehold-areas list, which predates the island's 2013 to 2019 development, so freehold status is plot-specific and should be confirmed on the title with DLD before purchase.

## Getting around

No metro or tram station sits on Bluewaters itself. The nearest tram stop is Jumeirah Beach Residence 2, roughly 1 to 1.5 km away across the pedestrian bridge into JBR. The nearest metro stop is DMCC on the Red Line (formerly Jumeirah Lakes Towers), around 2 to 3 km away. Typical drive times in normal traffic: Dubai Marina about 5 to 10 minutes, Downtown Dubai about 20 to 25 minutes, DIFC about 20 to 30 minutes. These are approximate, fastest-route estimates rather than measured distances.

## Lifestyle

Banyan Tree Dubai anchors the island's hotel scene, with beach access via The Beach at JBR just over the pedestrian bridge, plus a waterfront promenade along the island itself. Boutique fitness studios such as HOTWORX and RANGE Boxing sit within The Wharf. Ain Dubai, the island's observation wheel landmark, and The Wharf's shops, restaurants and cafes remain the main draws for visitors and residents alike.
