Overwhelmingly villas on the for-sale side, standalone 4- to 9-bedroom houses. Apartments (studios to 3-bed, low or mid-rise) exist but are almost entirely rental stock rather than for-sale inventory.

PropertyFinder's Al Warqa'a area insights, based on recent transactions and rental contracts through June 2026: villas typically sell for AED 1.8 million to AED 5 million depending on bedrooms and plot size. One-bedroom apartment rent averages AED 52,000 a year and two-bedroom apartment rent averages AED 74,000 a year. No comparable apartment sale figures are published, since for-sale inventory in Al Warqa'a is almost entirely villas. These are portal-published averages, not a full DLD transaction record. **Ownership:** Not named in Regulation No. (3) of 2006, the original designated-areas decree, and no plot in Al Warqa'a appears on that list. Later resolutions have added land in other areas and are not reflected in that 2006 instrument, so absence there is not proof of the current position, only that no designation could be sourced to a DLD primary in this review. In practice Al Warqa'a trades as a rental market. A non-GCC foreign buyer should confirm whether any specific plot carries freehold or usufruct eligibility with DLD before making an offer.

## Getting around

No metro or tram line reaches Al Warqa'a itself, so this is a car-first suburb reached via Sheikh Mohammed Bin Zayed Road (E311) and Al Awir Road (E44). The nearest Red Line metro stations, Rashidiya and Etisalat, are each roughly a 10-15 minute drive away. By car, DIFC, Business Bay and Downtown Dubai are all roughly 20-25 minutes outside peak traffic, and Dubai Marina is the furthest haul at around 35-40 minutes. Dubai International Airport is the quickest trip, about 10-15 minutes via D83 Rebat Street.

## Lifestyle

Built around Dubai Safari Park (Al Warqa'a 5, 119 hectares across 5 zones) and the neighbouring Dubai Crocodile Park, this is an inland, nature-and-parks suburb rather than a waterfront one. Everyday retail centres on Warqa Mall and Al Warqa'a 1's Q1 Mall, with City Centre Mirdif (VOX Cinemas, Magic Planet, iFly Dubai) a short drive away. Several sub-communities have their own landscaped parks with jogging and cycling paths, plus football and basketball courts.
