## Al Muhaisnah at a glance

A dense, affordable residential area on Dubai's north-eastern edge, next to the Dubai-Sharjah border. It is split into four numbered sub-communities plus Madinat Badr, with a mix of low-rise apartments, labour accommodations and a smaller villa belt. Muhaisnah 4 and Madinat Badr dominate current listings; Muhaisnah 2 is mostly staff accommodation. It is a multicultural, family and working-professional area with many schools.

## Who it suits

- Small families and professionals who want affordable apartments near Dubai Airport or Sharjah
- Households who value a wide choice of curricula and fees
- Car commuters who use Sheikh Mohammed Bin Zayed Road (E311) and Beirut Street
- Non-GCC buyers should verify plot-level freehold status; the area is not a blanket freehold zone

## Homes and prices

Mostly apartments from studio to 3 bedroom in low-rise buildings, concentrated in Muhaisnah 4 and Madinat Badr. Villas exist in Muhaisnah 1 and 3, but the current listing mix is 82 apartments versus 13 villas for rent and 33 apartments versus 3 villas for sale.

PropertyFinder area insights, retrieved 2026-08-10, shows a median sale price of AED 2.5M with a range of AED 1.2M to AED 15M across 19 sale listings. The listings snapshot gives 36 sale rows with a median asking price per sqft of AED 1,489 and an interquartile band of AED 1,329 to AED 1,593, driven by apartments in Madinat Badr. For rent, the snapshot has 85 units with a median of AED 62,000 per year and a median asking rent per sqft of AED 69; live listings show 1-bedroom apartments around AED 48,000 to AED 55,000 and 2-bedroom apartments around AED 53,000 to AED 62,000 per year. (as of 2026-08-10.)

**Ownership:** Not named in Regulation No. (3) of 2006 as a designated area for non-UAE national freehold ownership. Any later project-specific freehold or usufruct designation must be verified against the title deed or the DLD register before purchase.

## Getting around

No metro station inside Muhaisnah; the closest Red Line stops are Al Qusais and Airport Terminal, each about 10 to 15 minutes by car. Sheikh Mohammed Bin Zayed Road (E311) and Beirut Street connect to Dubai, Sharjah and the northern emirates. Dubai International Airport is roughly 10 to 15 minutes, Downtown Dubai or DIFC about 20 to 30 minutes, and the Sharjah border under 10 minutes, all traffic dependent.

## Lifestyle

Medina Mall and local supermarkets serve daily needs; City Centre Mirdif and Dubai Festival City are short drives. Parks and mosques are present and the area has a large concentration of schools with Indian, British, American, Philippine and Russian curricula. Muhaisnah 2 contains labour camps, so the southern pocket has a different character from the residential north.
