## Al Jaddaf at a glance

A creekside district with a split personality and a working past. The name means "the rower", and the dhow-building yard that gave Al Jaddaf its name is still operating on the water: a Dubai property portal's own guide lists welding and boatyard noise as a live drawback of living here. The creek edge, marketed as Jaddaf Waterfront or Culture Village, is the show side: Palazzo Versace, the 80-storey D1 Tower, Kempinski Residences The Creek, the Jameel Arts Centre, the Mohammed Bin Rashid Library, and a waterfront boardwalk and marina. A few hundred metres inland, behind Dubai Healthcare City Phase 2, sits a dense cluster of Binghatti and Azizi mid-market towers where the same postcode trades materially cheaper. Treat that gap as a direction, not a ratio: the only price index available for the area is blended across both halves, with no inland-versus-waterfront breakdown, so the size of the discount is not evidenced here. Those two halves are distinct enough that "Culture Village" and "DHCC Phase 2" are best read as sub-district names rather than synonyms for the whole area, and Dubai Healthcare City in particular is a free zone with its own ownership regime. What ties the district together is position: two of its own Green Line stations, close proximity to Dubai International Airport, and an arts strip anchored by the Jameel Arts Centre and the Mohammed Bin Rashid Library. It is not a finished neighbourhood, and the off-plan pipeline is heavy.

## Who it suits

- Buyers who want Downtown and DIFC within reach at below-Downtown prices, accepting that the Green Line serves neither directly and needs a Red Line change at BurJuman or Union
- Dubai Healthcare City medical and hospital staff (Latifa Women and Children Hospital, Mediclinic City Hospital, Clemenceau Medical Center)
- Frequent flyers and airport-adjacent commuters: Al Jaddaf is one of the closest residential districts to DXB, though the specific drive-time figures circulating for it are unsourced off-peak estimates
- Arts- and culture-minded renters drawn to the Jameel Arts Centre and the Mohammed Bin Rashid Library
- Families willing to trade a villa community for an apartment, on the strength of Swiss International Scientific School in adjacent Dubai Healthcare City (IB, Pre-primary to Grade 12): it is the one school genuinely in the district, and the nearer alternatives are single-phase campuses or sit in Oud Metha and Meydan City

## Homes and prices

Almost entirely apartments in high-rise towers, studios through 3-bedroom, with a handful of 4-bed units and effectively no villas or townhouses. Three distinct tiers: mid-market tower stock inland (Binghatti Avenue, Binghatti Gateway, Binghatti Creek, Azizi Aliyah, Azizi Farhad, Creek Views I/II/III); low-rise waterfront apartments at Manazel Al Khor and the mixed-use Dubai Wharf; and branded or serviced residences on the creek (Palazzo Versace, Kempinski Residences The Creek, Ritz-Carlton Residences, Marriott Executive Apartments, Al Jaddaf Rotana). Heavy off-plan pipeline.

ALL FIGURES BELOW ARE PORTAL ASKING PRICES, NOT DLD TRANSACTED. Bayut asking index for Al Jaddaf apartments, page labelled Jul 2026: AED 1,869/sqft overall, up 2.34% year on year; 1-bed AED 1,822/sqft; 2-bed AED 1,748/sqft. Bayut's sibling rent index for the same month: AED 110/sqft overall, studio AED 145/sqft, 1-bed AED 104/sqft, 2-bed AED 94/sqft. Live Bayut asking listings: 1BR sale AED 1.05M-1.71M over 651-883 sqft, with the off-plan Binghatti and Azizi bulk clustering at AED 1.2M-1.25M for 665-814 sqft (this is the best-evidenced band on the profile). Non-branded 2BR sale runs roughly AED 1.4M-2.9M; branded and serviced creekside stock is a separate listing set, not an extension of that band, with a Kempinski Residences The Creek 2BR at about 1,926 sqft asking around AED 7.5M, outside the non-branded size envelope as well as the price one. 1BR rents on live listings ran AED 62k-78k a year, median around AED 70-73k, so budget roughly AED 65-75k. PROVENANCE CAVEATS: asking is an upper bound on what clears, so do not present these as achieved prices; the index is a rolling window and 2026-07 is the retrieval month, not a data cut-off; and NO 2BR RENT BAND IS CARRIED HERE, because the draft's figure was derived arithmetically from the per-sqft index and failed verification against live listings (see droppedClaims). A 2BR annual rent figure must be re-sourced before it is quoted to a buyer. (as of 2026-07.)

**Ownership:** Freehold zone for non-UAE nationals, but plot-specific: verify the individual plot before committing. Article 3 of Regulation No. (3) of 2006 names Al Jaddaf at item 8, granting freehold ownership rights over real property without time restriction to non-UAE nationals on Plots No. (003), (007) and (008). Separately, DLD opened 329 further Al Jaddaf plots to freehold conversion from January 2025, open to all nationalities, by owner application, valuation, and a conversion fee of 30% of the property's valuation based on Gross Floor Area (announced alongside 128 plots on Sheikh Zayed Road, 457 in total). Wording note: the decree grants to non-UAE nationals, not to non-GCC foreign buyers; GCC nationals' ownership rights derive from a different instrument (Law No. 7 of 2006). Do not read this Al Jaddaf freehold position across to a Dubai Healthcare City unit: DHCC is a free zone with its own ownership regime administered by the free-zone authority.

## Getting around

Two Dubai Metro Green Line stations sit inside the district: Al Jadaf (on Sheikh Rashid Road, between Dubai Healthcare City and Creek) and Creek, the line's southern terminus. Important caveat for office commuters: the Green Line does not serve DIFC or Downtown directly, so the trip is Al Jadaf to BurJuman (3 stops), then a change to the Red Line for Financial Centre or Burj Khalifa/Dubai Mall; Union is the other Red Line interchange. RTA bus C04 and a Dubai Ferry marine transport station also serve the area. By car, the district is fed by Sheikh Rashid Road, Al Khail Road (E44) and Ras Al Khor Road (E44), not Sheikh Zayed Road. Driving figures below are unsourced off-peak estimates and should be treated as bands, not promises: Downtown Dubai, Dubai Mall and DIFC roughly 10-16 minutes; Dubai International Airport under 15 minutes; Dubai Marina and Palm Jumeirah roughly 25-30 minutes.

## Lifestyle

Culture is the differentiator: the Jameel Arts Centre (contemporary art, free entry, creekside sculpture park), the Mohammed Bin Rashid Library, and Palazzo Versace Dubai as a creekside landmark. The Al Jaddaf Waterfront boardwalk and marina run along the creek, with Dubai Wharf providing the neighbourhood's own retail and dining strip. Green space is nearby rather than internal: Creek Park and the Dubai Dolphinarium, Zabeel Park, and Ras Al Khor Wildlife Sanctuary with its flamingo hides, all short drives rather than walks. Dubai Festival City Mall is the nearest large mall, but note the drive routes around the creek rather than across it, because there is no crossing at Al Jaddaf; WAFI City is the other close option. Healthcare is close at hand: the district sits against Dubai Healthcare City, with Latifa Women and Children Hospital, Mediclinic City Hospital and Clemenceau Medical Center. The gap is the beach: there is no shoreline here, and Jumeirah Public Beach is a drive.
